07/12/2012 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Denied | STRUCTURAL COMMENTS ERIC NEWCOMB 1. SHEET S103g; FLOOR FRAMING NOTES: NOTES 4, 5, AND 6 INDICATE TO "SEE SCHEDULE THIS SHEET". REVISE NOTES. 2. PREVIOUS COMMENT 45: ON SHEET S301g, THE SHEARWALL NOTATION OF THE WEST WALL OF THE NORTH STAIR IS STILL NOT LEGIBLE. MOVE NOTATION. 3. PREVIOUS COMMENT 46: ON SHEET S301g, A SHEARWALL DESIGNATION STILL NEEDS TO BE ADDED TO THE WALL JUST NORTH OF THE EAST STAIR. 4. PREVIOUS COMMENT 47: SHEARWALL NOTE 6 ON SHEET S301g STILL REFERENCES SHEET S007. REVISE. 5. GENERAL: PROVIDE WRITTEN RESPONSES TO ALL REVIEW COMMENTS. RESUBMITTAL ARCHITECTURAL COMMENTS RON BROWN Comment 63: Please provide a completed two part certification form of listed special inspectors for review and approval. Comment 65: In the written response, it states that the trash chute will dump into a 3 hour rated room but the drawings reference 2 hour walls. Two hour walls for this room are more than adequate. Comment 68: Please provide an occupancy load calculation schedule showing the number of occupants for each level per use. Summarize each floor load and provide a grand total. The summary schedule should be similar to the format already presented on Sheet FLS00g, Section 1004, Occupant Load. 1. The provided occupant load summary is a stair exit summary not a building occupant load summary. 2. Please label all the stairs as shown on this summary to all preceding floor plans especially the exiting floor plans shown on Sheets FLS01g and FLS02g. Comment 98: Court Yard and Swimming Pool Structural and Accessibility Review 1. This pool is classified as a semi public and is therefore required to have the following: a. A 5’ high surrounding fence equipped with self closing and latching gates. If the pool occupancy is more than 50 then all gates are to have panic bars as required by Section 1008.1.9. b. As per code requirements, there must be at least two types of pool accessibility, steps, a ramp and/or a lift. 2. I would like to see a large scale detail drawn of each type of stair and ramp configuration with the typical requirement details shown on sheet L108g implemented. a. It does not appear to me that a 2’-3” handrail extension beyond the last ramp slope can be accommodated in the design. b. The step with the gate to the equipment room court yard shows only one handrail. c. Need to see further details showing the required 5’ fence plus gates and effect on the stairs and ramps. 3. The ramp handrails shown in details 4 and 5/L108g need a horizontal bottom railing added no more than 4” above the ramp surface. END OF REVIEW |
