Engineering Division does not recommend approval of the site plan at this time. The following items need to be addressed: BUILDING PLAN COMMENTS: 1) DS Sec.2-02: Provide a revised site plan application for the new proposed site plan that has been included with the proposed building plan set. The new site plan sheet differs from the last approved site plan (T11CM02529) which was also included in the set. It appears that a new handicap parking spot has been added to the parking lay out that was not included on the last approved site plan sheet. 2) Provide a grading plan application for review of the civil sheets provided within the building plan submittal set. Per the civil sheets there are other improvements proposed on site that are not clearly shown on the last approved or new proposed site plan. Specifically the proposed drainage swale located along the west property line (Section Z-Z on Sheet C-1). 3) Revise the civil sheets so that they match the proposed site plan in location of all PAALs, site layout, fencing (existing and/or proposed), employee parking area, etc. 4) DS Sec.2-02.2.1.A.8: Revise Sheet G-2 to correctly label the 2.5 foot over hang for the wheel stop barrier at the handicap parking space located south of the 11,964 GSF building. Per the sheet a handicap sign is located within the clear 2.5 foot overhang and must be relocated outside to meet requirements. 5) DS Sec.2-02.2.1.A.11: Revise Sheet C-1 to clearly label and dimension the required 24-foot PAAL widths adjacent to existing loading zone on the east side of the 7,198 GSF building within the vehicular use area. Verify all 2-way PAALs meet the minimum 24 feet. Per the civil sheet there is now a drainage swale proposed that may reduce the minimum 24-foot width between the swale and the loading zone area. 6) DS Sec.2-02.2.1.A.12: Refer to comments from Ron Brown, RA Structural Plans Examiner for any handicap and ANSI Standard requirements that may apply to this project. 7) Engineering will re-review the building plan with the next site plan submittal to insure compliance with the approved and stamped site plan. A building plan can not be issued prior to all site plan comments being addressed. GENERAL COMMENTS: Please provide a revised site plan application, grading plan application and civil sheets that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Enclose "redlines" with the resubmittal package.
