COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site due to an expansion of building square footage greater than 25%.

2. D.S. 2-02.2.1.A.6 For the "EXISTING STORAGE UNIT TO REMAIN" shown on the plan show the size and height on the plan.

3. D.S. 2-02.2.1.A.7 The Mountain View Avenue perimeter yard setback is not shown correctly. As the project borders a Major Street and Route all street perimeter yards are based on LUC Section 3.2.6.5.B and measured for the back of curb. Provide the correct perimeter yard setback dimension. Zoning acknowledges that the building addition meets the minimum street perimeter yard setback.

4. D.S. 2-02.2.1.A.8 It does not appear that the handicapped parking meets the requirements for Van Accessible. Provide a fully dimensioned accessible parking area and/or a detail for an accessible vehicle parking space.

5. D.S. 2-02.2.1.A.9 As this is a full code compliant review the requirements for Short & Long Term bicycle parking must be met. Review Ordinance 10886 LUC Section 3.3.8 and provide a detail for both Short & Long Term bicycle parking. The Short Term bicycle parking should include a fully dimensioned layout, materials for lighting, specific type of rack and the number of bicycles supported.

6. D.S. 2-02.2.1.A.11 Provide the width dimensions for all points of egress and ingress to the site.

7. D.S. 2-02.2.1.A.12 There is a striped pedestrian circulation shown running through the "EXISTING STORAGE UNIT TO REMAIN". This route will not work.

8. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 a continuous pedestrian circulation path/accessible route is required to all buildings on the site. That said show the required continuous pedestrian circulation path/accessible route to the "NEW MODULAR OFFICE BUILDING".

9. D.S. 2-02.2.1.A.13 If applicable show the location, type, size, and height of existing and proposed signage on the site plan.

10. D.S. 2-02.2.1.A.18 Label 29th Street as an "MS&R ROUTE".

11. D.S. 2-02.2.1.A.31 The proposed use shown on the plan under General Note 3 does not appear to be correct. Based on the following LUC Definitions the proposed use does not meet the definition of a "DISTRIBUTION SYSTEM". LUC Section 6.3.5.8 Communications. Communications is an activity that provides information and entertainment services by such means as cable, radio, or microwave. Typical uses include radio and television broadcasting stations and telecommunication service centers and LUC Section 6.3.12.2 Distribution System. Distribution System is the dispensing or transforming of basic services, such as gas, electricity, or water, from one part of an interconnected system to another. Typical uses include electric substations, gas distribution substations, and water wells. That said remove the "DISTRIBUTION SYSTEM" from the proposed use and revise any effected calculations.

12. D.S. 2-02.2.2.A.2 Provide the gross floor area for the "EXISTING STORAGE UNIT TO REMAIN" on the plan as the vehicle parking calculation is based on gross floor area.

13. D.S. 2-02.2.2.A.3 The provided Floor Area Ration is not correct as it does not include the "EXISTING STORAGE UNIT TO REMAIN".

14. D.S. 2-02.2.2.A.4 The vehicle parking space calculation is not correct. Per Ordinance #10886 LUC Sectiion3.3.4.2, Commercial Services Use Group the required parking ratio is 1 space per 300 sq. ft. GFA. This GFA also includes the "EXISTING STORAGE UNIT TO REMAIN".

15. D.S. 2-02.2.2.A.4 The bicycle parking space calculation is not correct. Per Ordinance #10886 LUC Sectiion3.3.8.2.B Commercial Use Group the required number of Long-Term bicycle parking spaces is two (2).

16. Zoning is willing to provide an over-the-counter review once the above comments have been addressed. Please call or email to schedule this appointment.

a. Please provide all necessary marked crossings in compliance with ICC/ANSI 117.1 Sections 106, 406.12 and 406.13.
b. Insure all accessible routes both new and existing meet the slope requirements of ICC/ANSI 117.1, Section 403.3.
2. The marked crossing shown running through the "Existing Storage Unit to Remain" does not work. Please redesign and resubmit.
3. It does not appear that the handicapped parking meets the requirements for Van Accessible. Provide a fully dimensioned accessible parking area and/or a detail for an accessible vehicle parking space.
4. Provide a large scale detail of the actual designed accessible parking layout, curb ramps and sidewalk ramps. Show all accessible dimensions, slopes, signage, access to accessible routes and detectable warning strips as required. Generic typical details are not acceptable.
a. Provide and identify 1 of every six accessible as "Van Accessible".
b. Please provide exact design parking layouts, not generic plan layout.
