COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This site is a single-famly residence (SFR) located in the C-3 (LUC Section 2.5.5.2.F.1). The Development Designator is "S" (LUC Section 3.2.3.1.D) and the Perimeter Yard Indicator is CC (LUC Section 3.2.6.4). The site has a previous DDO-08-59 approved in June 2008. The proposed deck is to be on top of the existing SFR and shall required an approved DDO.

The property to the north is zoned R-2. The required setback to the north property line the greater of ten (10) feet or three-quarters (3/4) the height. The height of the proposed structure is thirteen (13) feet, two (2) inches. The required setback is ten (10) feet to the north property line (LUC Section 3.2.6.4). The proposed setback is two (2) feet to the north property line.

The property to the south is zoned C-3. The required setback must equal the height of the proposed structure which is thirteen (13) feet, two (2) inches.(LUC Section 3.2.6.4) to the south property line. The proposed setback to the south property line is seven (7) feet, eight (8) inches.
