07/26/2011 | STEVE SHIELDS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Steve Shields Lead Planner PROJECT: Wildcat House Site Improvements T11CM00381 Site Plan (3rd Review) TRANSMITTAL DATE: July 26, 2011 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). This project has been reviewed for full code compliance for the entire site. 2. D.S. 2-02.2.1.A.5 It appears that right-of-way (ROW) dedication is proposed along Stone Avenue. If so provide the recordation information on the plan and remove the old lot line along Stone. Also the lot dimensions need to be adjusted. If dedication is not planned at this time remove the new property line from the plan. 3. D.S. 2-02.2.2.4 The MS&R reduction shown on the plan is not correct. The .112 factor shown is an example in the LUC. Review LUC Section 2.8.3.7.B for the correct way to calculate the MS&R reduction. If ROW reduction is not proposed for this project the MS&R parking reduction may not be used. 4. As this site plan has not been fully approved by all PDSD agencies remove all revision clouds from the plan. 5. Depending on how the above comments are addressed additional comments may be forth coming If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 837-4956. 08/18/2011 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Denied | Comment not resolved; second request. The copy of the as-built drawing provided does not include the property at 1801 N Stone Ave nor does it indicate the approximate location of the sewer connection for the Wildcat House. Show the approximate location of the sewer connection and the rim elevation of the upstream manhole on the site plang. [Previous request: Provide the rim elevation of the manhole or cleanout upstream of the building's connection to the public sewer and compare it to the FFE of the building (based on the information shown on your stormwater pollution prevention plan, SW-3, the FFE is 2377.42'). If the FFE is less than 12" above the rim elevation of the cleanout or manhole, add a note to the drawing stating that "a backwater valve will be required per Section 715.1, IPC 2006 as amended by the City of Tucson". Rim elevations can generally be obtained through the records department of Pima County Regional Wastewater Reclamation Department.
