06/06/2011 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. A street landscape border is an area with a minimum width of ten (10) feet, as measured from the street property or MS&R lines running the full length of the property bounding the site except for points of ingress-egress per LUC 3.7.2.4. Street landscape border shall be located entirely on site except that, if approved by the City Transportation Engineer per LUC 3.7.2.4. A portion of the landscape buffer along Stone Ave is not 10' wide. Obtain permission for use of ROW on Ninth Ave & Lester Street.

2. Provide a signed document from the City of Tucson PDSD Director to waive any Land Use Code Requirements

3. Walls, fences, or other screening must be placed behind the landscape border. Portion of the 30" screen wall is located within the street buffer along Stone Ave.

4. An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree. Provide detail for diamond shaped planters within vehicle use area.

5. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan.

6. Additional comments may apply.

06/23/2011 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied Comment not resolved. Provide the rim elevation of the manhole or cleanout upstream of the building's connection to the public sewer and compare it to the FFE of the building (based on the information shown on your stormwater pollution prevention plan, SW-3, the FFE is 2377.42'). If the FFE is less than 12" above the rim elevation of the cleanout or manhole, add a note to the drawing stating that "a backwater valve will be required per Section 715.1, IPC 2006 as amended by the City of Tucson". Rim elevations can generally be obtained through the records department of Pima County Regional Wastewater Reclamation Department. Reference: City of Tucson Development Standard No. 2-01.0.0, Section 3.8 D and Section 103.2.3, UPC 2006.
