Zoning has reviewed the site and building plans but cannot approve them at this time. 2. The property is zoned HC-3 and prior to Zoning approval of the site and building plans a Design Development Option and Historic Preservation Zone review and approval will be required. The following items must be approved through the DDO and HPZ process. a. The building setback adjacent to the north property line is based on the height of the building wall which is nine (9) feet from design grade. The proposed setback along the north boundary is 1'-4". LUC section 3.2.3.1.D development designator "S" - and 3.2.6.4 matrix perimeter yard indicator CC adjacent to C-3 = the height of the proposed exterior wall. b. The side street setback along Arizona Avenue should be a minimum of ten feet from the property line. The owner proposes 1'-3" as depicted on the site plan. A DDO is required. LUC section 3.2.6.5.A Because the area is zoned Historic C-3 it is possible that the building setbacks could be waived based on prevailing setbacks in the development zone through the Historic Review process.
