Site Plan Comments from "City of Tucson Development Standard No. 2-02.0 Site Plan Content and Specifications"
1. An easement is needed for the sidewalk portion located on private property. (This plan will be conditionally approved but a CofO will not be issued until the easement has been recorded and the sequence number is shown on the plans.)
2. A grading permit is required based on cut (16) & fill (38) quantities. 16 + 38 = 54 >50
a) Submit an application fees for a grading permit
b) Add grading notes;
" "The approved Grading Plan is the only acceptable construction plan onsite. 2. Site & landscape plans are required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City. Include covenant and future site & landscape plans with next submittal for review LUC 2.8.3.5.F

3. Include with re-submittal approval documentation. Indicate on the lower right hand corner of the site plan, the variance case number, date of approval, and any conditions imposed.

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site.

2. This comment was not completely addressed. The future site plan does not meet the requirements of D.S. 2-02.0, this includes all required calculation. Also a copy of the recorded Major Streets and Routes Covenant was not provided along with recordation information on the plan. As Ajo Way is a designated Gateway Arterial Street on the City of Tucson Major Streets and Routes Map this project must either be designed to meet the future right-of-way or a future site plan must be provided that shows how the proposed project will meet the Land Use requirements when the street is widened. If not designing to the future right-of-way a recorded Major Streets and Routes Covenant is required. Provide a copy of the recorded covenant and provide a note on the site plan stating "MAJOR STREETS AND ROUTES COVENANT RECORED UNDER DKT ### & PAGE ##.

3. This comment was not addressed. Provide a note on the plan stating "THIS PROJECT IS DESIGNED TO MEET THE MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE; SEC. 2.8.4, GATEWAY CORRIDOR ZONE; SEC. 2.8.5".

4. D.S. 2-02.2.1.A.9 Demonstrate on the plan how the requirements of Ordinance 10886 LUC Section 3.3.9.2.A.7 are met. Also for your information per Ordinance 10886 LUC Section 3.3.9.2.B.4 a single rack can hold two (2) bicycles.

5. D.S. 2-02.2.1.A.12 Per D.S. 2-08.4.1.B A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. That said provide a 4' sidewalk, physically separated from the PAAL, along the east side of the proposed canopy. Per LUC Section 6.2.2 DEFINITIONS - B., Building. A structure having a roof supported by columns, posts, or walls and intended for the shelter, housing, or enclosure of any person, entity, animal, process, equipment, goods, or materials of any kind or nature. That said provide a sidewalk along the east side of the proposed canopy.

6. D.S. 2-02.2.1.A.20 Provide the recordation information for the easement shown under keynote 8. A access easement is required for the sidewalk shown at the northeast corner of the plan. Show the easement on the plan along with the recordation information, docket and page.

7. Once the above comments have been addressed zoning is willing to provide and over-the-counter review. Please call or email to schedule this review.
