COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site.

2. This comment was not addressed. As Ajo Way is a designated Gateway Arterial Street on the City of Tucson Major Streets and Routes Map this project must either be designed to meet the future right-of-way or a future site plan must be provided that shows how the proposed project will meet the Land Use requirements when the street is widened. If not designing to the future right-of-way a recorded Major Streets and Routes Covenant is required. Provide a copy of the recorded covenant and provide a note on the site plan stating "MAJOR STREETS AND ROUTES COVENANT RECORED UNDER DKT ### & PAGE ##.

3. This comment was not addressed. Provide a note on the plan stating "THIS PROJECT IS DESIGNED TO MEET THE MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE; SEC. 2.8.4, GATEWAY CORRIDOR ZONE; SEC. 2.8.5".

4. D.S. 2-02.2.1.A.6 Provide the height of proposed structure on the site plan.

5. D.S. 2-02.2.1.A.8 Provide typical parking space details for both handicapped and standard spaces, together with access thereto.

6. D.S. 2-02.2.1.A.8 The wheel stop location dimension shown on detail B sheet C-1 is not correct. See D.S. 3-05.2.3.C.2.

7. This comment was not addressed. As the proposed use is "AUTOMOTIVE - SERVICE AND REPAIR - MAJOR" not 'TRANSPORTATION SERVICES" the following bicycle requirements must be met. Per Ordinance #10886 Section 3.3.8.2.B "COMMERCIAL USE GROUP" two (2) short-term (Class 2) and two (2) long-term (Class 1) are required. Show the location for both the short-term and long-term on the plan. Provide a detail for both the short-term and long-term on the plan that meets the requirements of Ordinance #10886 Section 3.3.9. D.S. 2-02.2.1.A.9 Show the required bicycle parking on the plan. Keynote 14 does not appear on the plan. Provide the following info for the off-street bicycle parking; materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports.

8. D.S. 2-02.2.1.A.10 The existing sight visibility triangle (SVT) does not appear to be shown correctly. Once shown correctly it appears that vehicle parking space 10 encroaches into the SVT. A vehicle parking space may not encroach into the SVT see D.S. 5.1.A.1.

9. D.S. 2-02.2.1.A.12 Per D.S. 2-08.4.1.B A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located & per D.S. 3-05.2.2.B.1 A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. That said provide the required sidewalk and five (5) foot refuge along the east side of the proposed building.

10. D.S. 2-02.2.1.A.12 The striped access aisle running from the southern most accessible vehicle parking space access aisle to the southeast corner of the proposed building presents a safety issue as it runs into a bay door.

11. D.S. 2-02.2.1.A.12 Provide some type of barrier to prevent vehicles from accessing the unpaved areas along the east property line, see D.S. 3-05.2.3.C.1.

12. D.S. 2-02.2.1.A.12 Provide some type of barrier to prevent vehicles from accessing the unpaved areas along the west property line at the accessible space access aisle area, see D.S. 3-05.2.3.C.1.

13. D.S. 2-02.2.1.A.12 Provide a PAAL width dimension form the northwest end of vehicle parking space #9 to the striped area, required sidewalk see comment 8.

15. D.S. 2-02.2.2.A.4 Revise the vehicle and bicycle parking calculations to reflect the correct use "AUTOMOTIVE SERVICE AND REPAIR MAJOR".

Since constraints prohibits the site to meet future conditions then the following code section applies: Site & landscape plans are required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City. Include covenant and future site & landscape plans with next submittal for review LUC 2.8.3.5.F

2. Plant materials located within sight visibility triangles should consist of ground cover or low-growing vegetation of a species that will not grow higher than thirty (30) inches. Some Leucophyllum species will grow in excess of 5' whereas Leucopphyllum candidum Thunder Cloud will only reach a height of 3'. Specify species of plants and if necessary revise location.

3. Trees that are located in areas of required landscaping will be a minimum fifteen (15) gallon container size DS 2-06.3.5.C. Revise planting plan as necessary
