COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site.

2. As Ajo Way is a designated Gateway Arterial Street on the City of Tucson Major Streets and Routes Map this project must either be designed to meet the future right-of-way or a future site plan must be provided that shows how the proposed project will meet the Land Use requirements when the street is widened.

3. Provide a note on the plan stating "THIS PROJECT IS DESIGNED TO MEET THE MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE; SEC. 2.8.4, GATEWAY CORRIDOR ZONE; SEC. 2.8.5".

4. D.S. 2-02.2.1.A.6 Provide the height of all existing structures on the site plan.

5. D.S. 2-02.2.1.A.8 Per D.S. 3-05.2.1.3 When the side(s) of a parking space abuts any vertical barrier over six (6) inches in height, other than a vertical support for a carport, the required width for the space is ten (10) feet to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists. That said the proposed parallel vehicle parking spaces shown along the east property line and the vehicle parking space shown along the north side of the building do not meet this requirement.

6. D.S. 2-02.2.1.A.8 The proposed accessible vehicle parking space is required to have an eight (8) foot wide access aisle.

7. D.S. 2-02.2.1.A.9 Show the required bicycle parking on the plan. Keynote 14 does not appear on the plan. Provide the following info for the off-street bicycle parking; materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports.

8. D.S. 2-02.2.1.A.9 Detail C Sheet C-3 the "5' WIDE ACCESS AISLE" is not shown correctly, see D.S. 2-09 Figure 9.

9. D.S. 2-02.2.1.A.10 Show the existing and future sight visibility triangles on the site plan.

10. D.S. 2-02.2.1.A.11 Provide a width dimension for the entrance parking area access lane (PAAL).

11. D.S. 2-02.2.1.A.12 Per D.S. 2-08.4.1.B A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located & per D.S. 3-05.2.2.B.1 A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. That said provide the required sidewalk and five (5) foot refuge along the east side of the building.

12. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 show the required pedestrian circulation to the refuse enclosure.

13. D.S. 2-02.2.1.A.12 Provide some type of barrier for all areas that vehicles maybe able to access unpaved areas of the site, see D.S. 3-05.2.3.C.1.

14. D.S. 2-02.2.1.A.13 If applicable show the location, type, size, and height of existing and proposed signage on the plan.

15. D.S. 2-02.2.1.A.14 Per LUC Section Sec. 3.4.5.3. the minimum size for a loading space for Automotive - Service and Repair Major is 12 X 35.

16. D.S. 2-02.2.1.A.14 Show the maneuvering area for the loading space.

17. D.S. 2-02.2.1.A.19 Show the future right-of-way (ROW) and dimension.

18. D.S. 2-02.2.1.A.20 If applicable show all easements graphically on the plan along with the recordation information, docket and page, on the plan.

22. D.S. 2-02.2.2.A.2 The building square footage shown on sheet C-1 differs from the square footage shown within the building footprint shown on C-2, please clarify.

23. D.S. 2-02.2.2.A.3 Provide a floor area ratio (FAR) calculation on the plan.

24. D.S. 2-02.2.2.A.5 Provide a loading space calculation on the plan that includes the number required and provided.

3. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified (D.S. 2-02.2.1.12).
a. An access ramp will be needed on the sidewalk at the NE entrance.
b. An easement is needed for the sidewalk portion located on private property.
c. Provide documentation/approval from City of Tucson's Department of Transportation for the sidewalk configuration on the NE portion of the property.
4. Fully dimensioned loading space(s) and maneuvering area(s) (D.S. 2-02.2.1.14).
a. Provide the radii's of the alley/road on the south side for service vehicles accessing the dumpster. The minimum inside curb radii is 34' and the outside radii is 50'.

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the Drainage Report.
2. A detention / retention basin is required for this project because the property is located within a balanced basin (Standards Manual for Drainage Design and Floodplain Management, CHPT 3.3.)
3. A Drainage report is required for any site greater than one acre in size or for any site subject to detention requirements (Standards Manual for Drainage Design and Floodplain Management, CHPT 2.1.1)
4. The content and format of the Drainage Report should follow Standards Manual for Drainage Design and Floodplain Management, CHPT 2.2.
5. If applicable, add the basin(s) maintenance responsibility note and checklist per Standards Manual for Drainage Design and Floodplain Management. CHPT 2.3.1.6 C to the Drainage Report.

Other Engineering Comments
a. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
b. Add note: "Depress all landscaped areas 6" maximum for water harvesting"
c. Describe the dashed rectangles in the concrete slab and the work areas.
d. Pedestrian access to the dumpster is needed.
e. Show scuppers and roof drainage. 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers and/or sidewalk scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof drain/sidewalk scupper locations have been designed and located and that the 10-year flow must be conveyed under any other sidewalks and/or pedestrian paths will suffice.
f. Show the minimum in width for dumpster approach of 40' straight back.
g. Dimension dumpster detail as re-lined.
h. "Thicken edge Detail A" on sheet C-2 does not match Detail "A" on sheet C-3.
i. Remove electrical components from the site plan. These should be on the building plan with an electric permit.
j. A grading plan may be required for this project.
