COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.A.2 This property at present consists of two tax parcels. It appears that a lot split or reconfiguration is proposed. A lot split showing how the existing development will still meet code requirements is required to be submitted and approved by PDSD, prior to approval of this site plan. Ingess/egress easements, construction easements, pedestrian circulation easements and any utility easements can be completed with the lot split and then provide the recording docket and page information for the easements as well as the lot split case number on the site plan.

2. DS 2-02.2.1.A.12 An easement will be required to be placed over the adjoining property to the east for pedestrian circulation.

Please add a note to the plans listing the type of document that provides the cross access, and pedestrian circulation. Add the recordation information (docket and page number) of the document.

3. DS 2-02.2.1.A.20 If applicable, provide all easements of record graphically on the plan together with recording docket and page information. Example: Is there an easement for the 10X10 TEP transformer?

4. DS 2-02.2.1.A.10 Provide the case number and date of approval for the DSMR in note #37.

Per City of Tucson, Transportation Access Management Guidelines, Guideline 5.4.1 states entrance and exit drives crossing arterial and collectors are limited to two per three hundred feet of frontage along any major roadway. The nearest pavement edges spaced at least eighty feet apart. Guideline 5.4.1 states a minimum of one hundred and fifty feet, measured at curbline, shall separate the nearest pavement edge of any entrance or exit driveway and the curbline to any signalized intersection with arterial and collector roadways. Demonstrate that this requirement has been met by providing dimensions to the listed features for verification.
