COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.A.2 This property at present consists of two tax parcels. It appears that a lot split or reconfiguration is proposed. A lot split showing how the existing development will still meet code requirements is required to be submitted and approved by PDSD, prior to approval of this site plan. Ingess/egress easements, construction easements, pedestrian circulation easements and any utility easements can be completed with the lot split and then provide the recording docket and page information for the easements as well as the lot split case number on the site plan.

2. DS 2-02.2.1.A.5 Provide the radius and length of the property line at the south west corner of the property.

3. DS 2-01.2.1.A.7 Provide the setback dimension form the north side of the proposed building to the north property line. (it appears a typo showing 0.00')

4. DS 2-02.2.1.A.9 Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours.

Bicycle parking provided on the DP does not meet the requirements of revised DS (Development Standard) 2-09. Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance. A DSMR can be applied for or relocate the class two bicycle parking spaces. If a DSMR is applied for provide on the site plan the case number, date of approval, what has been applied for, and any conditions of approval. Provide the DSMR case number near the lower right corner of each sheet.

5. DS 2-02.2.1.A.12 An easement will be required to be placed over the adjoining property to the east for pedestrian circulation.

Handicap ramps and truncated domes will be required to be provided at the cross walk near the south east corner of the property.

Please add a note to the plans listing the type of document that provides the cross access, and pedestrian circulation. Add the recordation information (docket and page number) of the document.

6. DS 2-02.2.1.A.20 If applicable, provide all easements of record graphically on the plan together with recording docket and page information. Example: Is there an easement for the 10X10 TEP transformer?

Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Site Plan/Grading Plan:

1. Please correct direction of address to "E" in project address accordingly throughout plan set and associated documents per D.S. 2-02.2.1.A.3.
2. Please revised location map per D.S. 2-02.2.1.A.4. Show the subject property approximately centered within the one (1) square mile area. Revise section corners to indicate accurate section for the area.

Per City of Tucson, Transportation Access Management Guidelines, Guideline 5.4.1 states entrance and exit drives crossing arterial and collectors are limited to two per three hundred feet of frontage along any major roadway. The nearest pavement edges spaced at least eighty feet apart. Guideline 5.4.1 states a minimum of one hundred and fifty feet, measured at curbline, shall separate the nearest pavement edge of any entrance or exit driveway and the curbline to any signalized intersection with arterial and collector roadways. Demonstrate that this requirement has been met by providing dimensions to the listed features for verification. 11. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.A.12.
12. Identify all sidewalks (existing/proposed) and verify that all sidewalks have been appropriate labels and dimensions throughout plans.
13. DS Sec.2-02.2.1.A.12: Revise the site plan to show the required 6-foot wide sidewalk with curb along the street frontage of Ajo Way and Park Ave. Revise dimensions on site plan to show the 6-foot width. Per the adopted Mayor and Counsel policy all sidewalks along MS&R right-of-ways for arterial and collector streets require 6-foot wide sidewalks.

Drainage Report

2. In section 5.7 remove last sentence, since retention is required for all developments of one acre or greater in a non designated basin management area.
3. Provide discussion regarding the retention requirements, including the impervious changes from existing conditions to propose. It appears there may be a negligible amount of change(s) and therefore, a negligible amount of retention volume would be required. However, a statement may be provided requesting a waiver for retention constraints that include that the project is a fuels station and that there are many existing utility lines that need to be protected against infiltration.
4. Basins provided appear to provide a first flush function and provide compliance with new water harvesting requirements. Explain how these basins minimize fuel contamination to sub-surface soils.
5. Drainage report should provide infiltration rates based on geotechnical percolation testing, including drain down times for both basins.
6. Figure 4: Provide proposed basin data for both basins along with Q in and Q out, weir elevation, and Top/Bottom elevations of basins.

10-03.6.1 MAINTENANCE

MAINTENANCE REQUIREMENTS: All Passive and Active Water Harvesting System components, Water Harvesting Infiltration Areas, and other site improvements necessary for the water harvesting system to function properly, should be regularly inspected and maintained. The following maintenance requirements should be addressed on the Implementation Plan.

Passive Systems. In addition to requirements for all systems, to ensure proper functioning of Passive Water Harvesting Systems, periodically inspect and maintain Sub-watershed surfaces and infrastructure associated with the system such as French drains, spillways, scuppers and other elements. Repair and correct problems as needed.

" Monitoring of water use and related information at the site shall be the responsibility of the property owner.

" Monitoring is required to verify compliance with the approved Water Harvesting Implementation Plan.

" Monitoring data shall be compiled, along with other necessary information, into an annual report to be submitted to the City by January 30 of each year per DS 10-3.7.1.
