This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. It appears this site is comprised of three (3) separate parcels and requires a lot combination. Prior to approval of this site plan provide a copy of the approved Pima County Combination Request Form, and a copy of the recorded Covenant Regarding Development and Use of Real Property along with the recordation information, docket and page. 3. D.S. 2-02.2.1.A.12 As an additional planter has been added near the handicapped vehicle parking spaces provide a dimension from the southwest corner of the planter to the pop out on the building. This dimension should not be less than 4'-0". 4. D.S. 2-02.2.1.A.20 A pedestrian access easement is required for the sidewalk shown along Speedway. Zoning acknowledges that this comment should have been provided on the first review. 5. D.S. 2-02.2.1.A.20 All easements shown "TO BE ABANDONED BY SEPARATE INSTRUMENT" need to be abandoned prior to approval of the site plan. Provide a copy of the recorded document used to abandon the easements. 6. Provide written documentation from solid waste approving the proposed location. If the refuse location is to remain in the ROW contact Jim Rossie, COT Real Estate, @837-6718 or email at Jim.Rossi@tucsonaz.gov in regards to a temporary revocable easement (TRE). D.S. 2-02.2.1.A.32 It appears that the proposed location shown for the refuse container is within the right-of-way. Relocate the refuse container so that it is on site. For your information there has been a revision to the LUC Supplement No. 51 which states, LUC Section 3.4.4.1.C Loading zones may be co-located within the approach area for dumpster containers… 7. Depending on how the above comments are addressed addition comments may be forth coming. Is the proposed 10' building setback from waterharvesting recommended by the geotechnical engineer? Provide a revised Geotechnical Report that addresses building setback from ponding water and revise the drainage report accordingly. Additionally, it appears that bicycle parking racks are proposed within the waterharvesting area south of the proposed building. Will the racks interfere with the basin? 2. The roof drainage directions shown on the drainage exhibit appear to be different from the direction shown on the Site/Grading plan. Provide consistent information on both documents. 3. Show, on the drainage exhibit, the proposed spot elevations/contour lines including within all waterharvesting basins. 4. Clarify if the site is impacted by drainage from the parcel to the west. 5. Show on the drainage exhibit all proposed drainage solutions/structures with all required details (i.e. type, materials, location, size and dimensions, slopes, grades, scuppers, high and low points, water ponding and slope setback lines, cross section locations and details, etc.) that would clarify how the proposed drainage scheme will work. The drainage information shown on the development plan and grading plan will be based on the information provided in the drainage report text and drainage exhibits. 6. The CD that was attached to the submittal was broken. Resubmit another copy. Site/Grading Plan: 1. Provide the recordation documents that verify the abandonment of the all easements proposed to be abandoned. 2. Provide documentation which verifies that lot combination has been processed and completed. 3. Show the existing contours west of the proposed building to verify that offsite drainage will not impact the subject project from the west. 4. Provide written verification from COT Environmental Services that garbage collection can be in the alley without the need for onsite trash enclosure. 5. Provide any required sidewalk scuppers that might be needed to convey roof drainage underneath the concrete walkway next to the building. 6. Show the required setback from the waterharvesting basin, south of the proposed building. The setback shall be in accordance with the recommendation of the geotechnical report. 7. Add the following general grading note: " CALL FOR PRE-CONSTRUCTION MEETINGS. FOR A DSD ENGINEERING INSPECTIONS, CALL IVR (740-6970), OR SCHEDULE WITH A CUSTOMER SERVICE REPRESENTATIVE AT THE DEVELOPMENT SERVICES DEPARTMENT, OR CONTACT DSD ENGINEERING AT 791-5550 EXTENSION 2101, OR SCHEDULE INSPECTIONS ONLINE AT: http://WWW.CI.TUCSON.AZ.US/DSD/ONLINE_SERVICES/ONLINE_PERMITS/ONLINE_PERMITS.HTML. 8.
