04/08/2010 | ROBERT SHERRY | WATER | REVIEW | Denied | The calculations on sheet 0P204 indicate that an existing 2" water meter is serving this activity. What will be the total connected water demand on the existing water meter that results from the addition of this activity? (Note that 90.5 fixture units in a water system that is dominated by flushometer valves equates to 65 GPM, not 42 GPM.) Reference: Sections 610.1 and 610.2, UPC 2006. |
04/09/2010 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Denied | 1. Water-free urinals are not Code-compliant fixtures per the UPC. Submit an appeal to the Building Official requesting approval to utilize a water-free urinal based on the International Plumbing Code. Reference: Sections 211.0 (insanitary), 301.2, 405.2, 409.0, 601.1, and 1005.0, UPC 2006. 2. Detail 209 calls for the condensate drain from the water heater to be terminated in the landscaping. Provide documentation from ADEQ that approves of this discharge location. Reference: Section 103.2.3, UPC 2006. 3. Clarify how water is to be connected to the various stock watering devices (e.g. the Nelson Drinker) and how backflow protection is to be provided. Reference: Section 603.0, UPC 2006. 4. One of the specified fixtures (Haws emergency shower) requires a minimum pressure greater than the 20-PSI used in the water pipe sizing calculations. Revise calculations as necessary. Reference: Section 608.1, UPC 2006. 5. Calculate the water demand for a system that is predominately for flushometer valves. Reference: Section A2.1, UPC 2006. 6. The applicable code for all commercial plumbing projects is the 2006 Uniform Plumbing Code with Local Amendments (see sheet 0C200). Provide an approved appeal to the building official if the plans are to be reviewed to the 2006 IPC. 7. Provide upper terminal cleanouts for the un-trapped floor drains serving the sand/oil interceptor. Reference: Section 707.4, UPC 2006. 8. Provide the maximum flow-capacity specifications for the sand/oil interceptor, S/O-1, and the minimum slope for the waste pipe serving the interceptor (i.e. will the drain pipe be sized to be self-cleaning). Reference: Section 1003.1, UPC 2006. 9. The scupper widths appear to be too short to accommodate the design rainfall without exceeding a 2" depth of flow. Provide calculations to support the scupper design or provide structural calculations to show that the roof is capable of supporting the additional rain load. Refer also to Section 1106.4, UPC 2006 and revise the roof drainage areas appropriately. Reference: Sections 1101.11.1 and 1101.11.2.1, UPC 2006, and Section 1611.1, IBC 2006. 10. Provide calculations to show that the size of the overflows in the roof drain collector boxes have a drainage capacity equal to that of the scuppers. Reference: Section 1101.11.2.2.1, UPC 2006. 11. Provide roof drainage calculations and plans for the roof sections without drainage. All roof areas shall be drained by roof drains, scuppers, or gutters. Reference: Section 1101.11.1, UPC 2006. 12. Specify the size of the gutter serving the ERD roof. Reference: Sections 103.2.3 and 1101.11.1, UPC 2006. |

04/30/2010 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Denied | 1. Provide energy code compliance calculations for the building envelope and the mechanical equipment. Provide sufficient detail on the drawings to compare the energy compliance of the building envelope with the energy code compliance calculations. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections 101.4 and 104.2, International Energy Conservation Code 2006. 2. Clarify the location of the low-intensity infrared heaters and indicate the required minimum clearance from combustibles. The architectural section (1/1A-301) indicates a different location within the clerestory area than the mechanical plan, 1M-102, that appears to provide inadequate clearance. 3. Show the required flue height for the low-intensity infrared heaters. 4. Specify the type of flue vent cap and combustion air cap to be used. |
