DATE: January 10, 2011 ACTIVITY NUMBER: T10BU01890 (grading), T10CM03525 (building) SUMMARY: Engineering Division of Planning & Development Services Department has received the submittal for the above referenced property and has reviewed the drainage statement prepared by EEC under T10OT02425. The AMPHI school projects are exempt from Zoning related requirements. Engineering Division of Planning & Development Services Department does not recommend approval of T10BU01890 or T10CM03525 until the following comments are addressed. COMMENTS: 1) IBC Section 1803.3: Clarify on planview on sheets c2.0 and c4.0, on a details 1/c3.0 and 6/c3.0 on sheet c3.0, the extents of the stormwater and (on details) depth of flow during a 100-yr event. Limits of flow area should not be conveyed against retaining or building structures, to minimize impact to the building foundation from stormwater runoff in the proposed swale within 10-ft of the building structures. 2) On sheet c1.0, revise general note 1. Remove 1.C as 1:1(H:V) slopes are not allowed per geotechnical recommendations. 3) DS Sec.11-01: On c4.0, label grading limits, as well as Q100's entering and exiting the property. 4) As-built required prior to final grading inspection and shall show spot elevations that conform to intent of drainage design per approved grading plans and drainage report. Substantial conformance letter will be required from EOR. Submit project completion package prior to final grading inspection, including 2 copies as-built grading plans, 1 copy of drainage report (approved under T10OT02425), and 2 copies substantial conformance letter to permit clerks under T10BU01890. Final inspection can occur after as-builts are accepted. Submit 2 copies of revised sheets and response letter. For any questions, call me at 837-4934.
