SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed grading plan for the above referenced property. Engineering Division does not recommend approval of the grading plan at this time. Please address the following review comments prior to the next submittal. The grading plan cannot be approved as submitted. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and Soils Report The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the grading plan. Grading Plan: 1. The basis of elevation is too far from site. Provide local basis of elevation on site, label datum and show benchmark in plan view. 2. Reprint grading plan so that elevation contour lines and labeling are legible. 3. Verify that the following notes are in the grading plan notes: a) Call for Pre-construction meeting. For a DSD Engineering Inspection, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 837-4888, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html b) Contact City of Tucson Permits and Codes (791-5100) for City of Tucson right-of-way use permit requirements. Contact ADOT for any right-of-way permit requirements along Oracle Road. c) The number and location of trees within existing and future sight visibility triangles may be restricted or modified as indicated by City of Tucson inspection in order to preserve visibility. d) Dust control methods such as water truck will be provided, as well as daily sweeping of public streets. e) There shall be no disturbance or stockpiling outside of the approved grading limits as shown on the grading plan. f) Any revision to the Grading Plan may require a re-submittal of a revised grading plan for review. Contact DSD Engineering at 791-5550 to discuss changes in grading design. If grading construction is expected to last longer than the expiration date of the grading permit, contact DSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required. g) If grading construction is expected to last longer than the expiration date of the grading permit, contact DSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required. h) Permitee shall notify PDSD when the grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including onsite improvements, installation of all drainage improvements, utility trenches are backfilled, private paving and curb, permanent protective devices, all erosion control measures have been completed, and all conditions of permit are completed. i) Letters of completion are required for project completion. Grading completion documentation is required from project engineer at time of final inspections. Revised grading plans or as-builts may also be required. j) "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work." k) "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it." 4. Label north PAAL as one way by providing proper markings and signage. Verify that proper one way signage is provided throughout the site. 5. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed. 6. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 7. In addition, we could not verify that the grading plan was in compliance with the approved development plan for Zoning Review. Please submit one copy of the approved and stamped Development Plan, Landscape, and NPPO plans with the next grading plan submittal. 3.
