1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not approve the grading plan until the site plan has been approved. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming.

O'Reilly Auto Parts Site and Grading Plan Review

The flood control note indicates that the floodplain is shown on FEMA Panel 2282L. The correct panel is 2232K. The proposed L series maps have not yet become effective. The delineation shown on the proposed site plan doesn't reflect the March 24, 2000 letter of map revision (99-09-1301P.) Revise the delineation to be consistent with the most recent LOMR.
The water surface contour at the upstream edge of the building should show reflect the WSE from the profile in the LOMR. Note that the profile elevations are NGVD 29 and the elevation certificate for the building, if required, will also be NGVD 29.
Provide adequate freeboard for the lowest floor of the proposed retail store above the adjacent floodplain elevation. The lowest floor must be at least one foot higher than the WSE at the upstream edge.
Clarify the proposed curb and access arrangement for this project. Indicate whether the existing curb at the southeast corner of the project is to remain or if it is to be removed.
Clearly indicate how access through the alley will be controlled and show separation distance between the alley and the access point on Arcadia Avenue.
Clearly show and dimension the sight visibility triangles for each driveway and for the corner of Arcadia Avenue and Speedway Boulevard. The SVTs must conform to the requirements of Development Standard (DS) 3-01.5.

Show how the solid waste container enclosure will be accessed by the solid waste vehicle servicing the container.
Provide a detail for the solid waste enclosure with dimensions to demonstrate a 10' by 10' clear area for the dumpster with bollards protecting the side and rear walls.
