COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Zoning acknowledges the provided letter from C. Gross. The letter only addresses whether or not the demolished building can be used for expansion calculations not whether this is full code or not. This is still a greater than 25% expansion Per LUC Sec. 3.3.3.12.B the expansion calculations are cumulative. Per the last approved site plan the existing building area was 14,904 sq. ft. and any building expansions are to be based on that number. Therefore the current proposed total building area of 19,722 sq. ft. (open structures such as a drive-thru do not count towards calcs). Therefore an expansion of 4818 sq. ft. in building area is a cumulative 32% increase. Full code compliance for the entire site is required.

The parking area at the southern portion of the property if separated from the rest of the site, as indicated on the site plan, will be considered a change of use to a Parking Use (see LUC Sec. 2.5.4.2.A.17). The change of use will require this area to meet full code compliance.

2. DS 2-02.2.1.8 In the parking calculations the number of provided parking spaces indicated (150) does not match the number of parking spaces indicated on the plan (111). Revise.

3. DS 2-02.2.1.9 Provide bicycle parking based on the number of provided vehicle parking spaces. Will change based on comment #2.

Clearly indicate the surfacing materials for the access aisle and the class 1 bicycle parking lockers. See DS 2-09.6.2.

4. DS 2-02.2.1.12 Please dimension all sidewalks within site. Minimum width for sidewalks is four (4) feet and meets all requirements per Development Standard 2-08.5.1
A 5' pedestrian refuge with sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. This will be required along the east side of the existing building A and the east side of the proposed storage building.

Provide a pedestrian circulation path connecting all buildings on the site. Must connect from building A to building C without using the sidewalk in the ROW.

Provide pedestrian circulation path to the trash enclosure.

5. DS 2-02.2.1.13 The indicated monuments signs located in the future right of way are required to be removed at time of widening of the right of way at no expense to the City of Tucson. Provide a note on the plans stating such.

6. DS 2-02.2.1.19 The proposed development along the east side of this project is proposing portions of the development (landscape border) being constructed in the future right of way. . A future site plan will be required to be provided showing how the site will still meet the code requirements once the widening occurs. See LUC Sec. 2.8.3.5.F. A copy of the required MS&R covenant can be obtained here at DSD. Recording docket and information for the covenant is required to be placed on the future site plan. Another possibility is to design the project to meet future MS&R widening.
