SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Please include a response letter to the comments along with the corrected copies of the site plan with the next submittal.

Comment 6 to remain until DSMR have been reviewed. If DSMR is approve provide number on plans along with all other associated plan review numbers.

6. DS Sec.2-02.2.1.A.11 & DS Sec.3-01.3.2.C: Indicate curb returns for MS&R and call out radius on plans. Curb returns are required for driveways along MS&R's, please depict and label 25-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at the driveway entrance along 22nd Street and Swan Road or provide letter or email from Transportation indicating that curb returns are not required. For letter or email to address Transportation Management Guideline requirements, please contact Jose Ortiz, Civil Engineer 520-837-6730 or jose.ortiz@tucsonaz.gov .

11. Provide base flood elevation along with the regulatory elevation on site plan and include datum.
Verify that water surface elevations and cross sections match the hydrology report.

Additional Comment: Drainage statement does not appear to match the Hydrology Report. Please clarify or revise accordingly.

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. The DSMR must be approved prior to approval of the site plan. If the DSMR is approved, on the site plan provide: the DSMR Number, Date of Approval, What was approved, and any Conditions for Approval. Once the required information is provided on the plan Zoning is willing to provide an over-the-counter review. Please call or email to schedule and appointment for this review. D.S. 2-02.2.1.A.12 Per D.S 3-05.2.2.B.1 A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a parking area access lane (PAAL) and D.S. 2-08.4.1.B A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. This said provide the required 5'-0" pedestrian refuge and sidewalk along the southern most PAAL and the structure located on the adjacent property.

3. D.S. 2-02.2.1.A.In regards to the Billboard that is shown as to be removed from the site, at a very minimum the building certificated of occupancy will be held until the Billboard is removed from site. Staff is currently in discussions with the Director in regards to this issue.
