The property owner is responsible for proper maintenance to achieve permanent, safe, and successful landscaping as required by this Division. Failure to maintain the improvements or landscaping required by this Division constitutes a violation of LUC 3.7.6 7. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 8. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting. 9. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. D.S. 2-02.2.1.A.2 Provide a property description (legal description) on the site plan. 3. D.S. 2-02.2.1.A.5 Based on the "BOUNDARY PLAN" shown on sheet C1.0 there is some type of lot split or lot line realignment planned for this project. Due to the number of prior lot splits this process may require a subdivision plat. Please call to discuss. 4. D.S. 2-02.2.1.A.7 The street perimeter yard setback lines are not shown correctly. Per LUC Section 3.2.6.5.B and LUC Table 3.2.6-I the required street perimeter yard setback is measured from the back of existing curb or future curb location. Show the future curb for Swan and then provide the required setback dimension from the back of future curb along Swan and from the back of existing curb along 22nd. Zoning acknowledges that the proposed building will meet the street perimeter yard requirements. 5. D.S. 2-02.2.1.A.10 Once the future curb is shown along Swan show the future sight visibility triangles (SVT's) on the site plan. 6. D.S. 2-02.2.1.A.12 Provide a dimension for the sidewalk located along the north side of the proposed building. Minimum width of this sidewalk is 6'-6" if wheel stops are not provided for the three (3) standard vehicle parking spaces. 7. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 and D.S. 2-08.4.1.A Within all development a continuous pedestrian circulation/accessible route, sidewalk, is required to connect to any continuous pedestrian circulation/accessible route located in any adjacent streets. This said demonstrate the continuous pedestrian circulation/accessible route on the plan. It appears that you are proposing to use the interior of the proposed building. 8. D.S. 2-02.2.1.A.12 The proposed pedestrian circulation/accessible route shown out to Swan may not cross through the vehicle stacking area. 9. D.S. 2-02.2.1.A.12 Per D.S 3-05.2.2.B.1 A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a parking area access lane (PAAL) and D.S. 2-08.4.1.B A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. This said provide the required 5'-0" pedestrian refuge and sidewalk along the southern most PAAL and the structure located on the adjacent property. 10. D.S. 2-02.2.1.A.13 If applicable show the location, type, size and height of existing and proposed signage. Zoning acknowledges that there is a billboard shown on the plan. Provide the size and height of the billboard. 11. D.S. 2-02.2.1.A.21 Show the future curb location for Swan on the site plan. 12. D.S. 2-02.2.1.A.31 Provide the LUC Subject to sections for both uses within the L.U.C. PROJECT DATA, under the proposed use. 13. Provide LUC Project Data for both primary uses, Automotive Service and Repair and Billboard. This includes Site Area, FAR & Building Height. 14. D.S. 2-02.2.2.A.5 Provide a loading space calculation that shows the requirements for each use: Automotive Service and Repair, 2,800 sq. ft requires one (1) 10 x 18, provided one (1) 10 x 18, Billboard requires one (1) 12 x 35, provided one (1) 12 x 35. The following comments are in regards to the LUC Subject to section for the billboard use on site. 15. D.S. 2-02.2.1.A.12 Per LUC Section 3.5.4.26.A Pedestrian Access. Pedestrian access shall not be located under, or within five (5) feet of, a vertical line intersecting the ground and any structural element extending from a billboard, including, but not limited to, overhangs, cantilevered beams, and elevated walkways. This said provide dimensions that clearly show that the proposed pedestrian circulation does not encroach into this setback requirement. 16. D.S. 2-02.2.1.A.12 Per LUC Section 3.5.4.26.B Parking. Parking area access lanes shall not be located under, or within five (5) feet of, a vertical line intersecting the ground and any structural element extending from a billboard, including, but not limited to, overhangs, cantilevered beams, and elevated walkways. This said it appears that there is a PAAL within the 5'-0" setback requirement. Provide dimensions that clearly show that the proposed PAAL does not encroach into this setback requirement. 17. D.S. 2-02.2.1.A.12 Per LUC Section 3.3.3.9 Parking spaces shall not be located under, or within five (5) feet of, a vertical line intersecting the ground and any structural element extending from a billboard, including, but not limited to, overhangs, cantilevered beams, and elevated walkways. This said it appears that there is a vehicle parking space within the 5'-0" setback requirement. Provide dimensions that clearly show that the proposed vehicle parking space does not encroach into this setback requirement. 18.
