An arborist certified by the International Society of Arboriculture. b. A landscape architect. c. A horticulturist, biologist, or botanist with a minimum B.A. or B.S. in an appropriate arid environment natural resource field. 3. No building permit or zoning compliance certificate shall be issued for development on any parcel that does not comply with the land split regulations LUC 4.3.4 Lot Split must be complete prior Landscape / NPPO approval. 4. No land may be used or occupied; no site improvement, modification, or construction started; no existing use or structure expanded, reconstructed, changed, or otherwise altered; and no land may be divided into multiple parcels until compliance with LUC 5.5.2.1 have been met. Nebraska Applicant: Troy Williams Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code. Appeal to the Building Official for alternate code use. (Ref: page 5) FLOOR PLANS: 3. Specify finished floor elevation of porch areas and designate the accessible route for the Inclusive Home Design Ordinance. 4. Show fireplace hearth size and materials, R1001 or R1004. SECTIONS - DETAILS: 5. Specify insulation R-value for stud wall cavities (R-19 in 2x4 walls?). 6. Specify gable-end bracing with connections to the structure, R802.10.3. MECHANICAL PLAN: 7. Flues connected to more than one appliance shall be not less than the area of the largest connector plus 50% of the additional connectors. Water heater typical - 3" flue. Furnace - 4" flue. IRC M1805.3 (minimum 6" required). 8. Show dryer vent size and location for venting to exterior (max 25' w/bend reductions), M1502.2, M1502.6. ELECTRICAL PLAN: 9. Use Table E3602.13 for sizing 15, 20 & 30 AMP branch circuit conductors. Use Table E3605.1 (60 degree C column) for sizing branch circuits and conductors rated <100 amps (10 AWG wire for 40amp circuit?). 10. Justify the 40amp over current protection for the range circuit with a proposed load of 13,500 watts. 11. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12.
