Stone Avenue - Auto Sales T09CM01224 Site Plan (2nd Review) TRANSMITTAL DATE: November 3, 2009 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. Per Development Standard 2-02.2.1.A.8 Provide a typical parking space detail for a standard space. D.S. 2-02.2.1.A.8 Provide a typical parking space detail for a standard vehicle parking spaces. 3. Per Development Standard 2-09.5.4 Lighting will be provided in a bicycle parking area such that all facilities are thoroughly illuminated. Demonstrate on the bicycle parking detail how D.S. 2-09.5.4 is met. D.S. 2-02.2.1.A.9 On the bicycle parking detail indicate how lighting will be provided to the bicycle parking. 4. This comment was not addressed. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. This said some type of barrier is required along the south property line and the vehicle use area and along the southwest vehicle use area. 5. Provide a dimension on the plan that shows that a minimum 4'-0" wide sidewalk will be maintained around the power pole. D.S. 2-02.2.1.A.12 There is a power pole called out under Keynote 17 that appears to encroach into the proposed sidewalk. Clearly indicate on the plan that a minimum 4'-0" sidewalk will be maintained about the power pole. 6. This comment was not addressed. D.S. 2-02.2.1.A.13 If applicable show the location, type, size and height of any existing or proposed signage on the site plan. 7. Zoning was not able to find the existing use on the plan. D.S. 2-02.2.1.A.31 Show the existing use on the site plan. 8. Based on lot dimensions of 120' x 222.5' the gross lot area is 26,700. As stated before as dedication of right-of-way is not proposed for this project the gross lot area is based on existing lot. Revised the gross lot area to reflect the correct gross lot area of 26,700 and also revise the Floor area ratio and parking calculation to reflect the correct gross lot area. D.S. 2-02.2.2.A.1 List the gross lot area on the plan. Unless you are dedicating ROW of way to the City at this time the gross lot area is for the entire lot. Until comment 4 has been addressed the gross lot area cannot be verified. 9. Based on a gross lot are of 26,700 the allowed FAR is 24,030, revise the FAR calculation. D.S. 2-02.2.2.A.3 Until comments 4 and 21 are addressed the floor area ratio (FAR) cannot be verified. 10. Revise the vehicle parking space calculation to reflect the correct gross lot area. D.S. 2-02.2.2.A.4 Until comments 4 and 21 are addressed the vehicle parking calculation can not be verified. 11. Depending on how the above comments are addressed addition comments may be forth coming.
