COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. Provide City of Tucson approved plans for the lot split.

3. In the lower right hand corner of the title block you show sheet 1 & 2 of 10/12, where are the other 8 or 10 sheets.

4. D.S. 2-02.2.1.A.5 The east/west property dimension does not match what is shown on the Assessors Record May, please clarify.

5. D.S. 2-02.2.1.A.8 Provide a typical parking space detail for a standard vehicle parking spaces.

6. D.S. 2-02.2.1.A.9 On the bicycle parking detail indicate how lighting will be provided to the bicycle parking.

7. D.S. 2-02.2.1.A.12 Clearly indicate on the plan what is vehicle display and what is required vehicle parking.

Also per LUC Section 3.3.7.8.B Any use providing less than fifty (50) motor vehicle parking spaces may substitute Class 2 spaces for Class 1 spaces. Per LUC Section 3.3.3.5 Bicycle Parking Requirements. The number of required bicycle parking spaces is calculated as a percentage of the total number of motor vehicle parking spaces provided. If the calculated number of required bicycle parking spaces is less than two (2), the minimum number of required spaces is two (2).

The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Correct the existing and future right-of-way dimensions.
3. Add note that "Existing drainage patterns are to remain the same".
4. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
5. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
6. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. Minimum 18'R curb returns are required for D/W's on an MS&R street.

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS.
2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
4. Show the project address or administration address on the cover sheet of the DS.
