| 01/14/2009 | RONALD BROWN | ZONING HC SITE | REVIEW | Denied | 1. Site Drawings SD-1 and SD-2 are very confusing. The drawings are from previous construction development under activity number T08CM00904 with changes incorporated for the new activity number T09CM00065. This is fine however, construction work for T08ZCM00904 was not removed. a. Please revise SD-1 and SD-2 to show only the new work required by activity number T0CM00065. 2. In the new parking area located at the NW corner of the site, truncated domes are not required for the one new accessible parking space provided. If the Owner/Architect so desires to have them in this location, they need be only 2' deep and the accessible route must be 4' wide, clear of the detectable warning strip. |
| 01/16/2009 | TERRY STEVENS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Terry Stevens Lead Planner PROJECT: T09CM00065 3103 E. Adams St. Site Plan TRANSMITTAL DATE: 1/16/09 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-02.2.1.6 Provide all dimensions of the foot print of the proposed building on the site plan. Indicate the height of the tower also on the footprint. 2. DS 2-02.2.1.8 The number of provided parking spaces in the calculations indicates 71 spaces. A count of the parking spaces on the submitted site plan indicates only 68 spaces being provided. Clarify. The number of parking spaces indicated in the proposed expansion analysis does not match the site plan. Clarify. This change may affect the number of required bicycle parking spaces required. Revise calculations. 3. DS 2-02.2.1.12 Clearly indicate the location and width of the sidewalk along the north side of the proposed building. The new sidewalk at the north property line on the east side of the new vehicle use area appears to connect into the side of the handicap ramp which will not be allowed. Relocate the connection to the east of the handicap ramp. 4. DS 2-02.2.1.11 The vehicle use area at the west end of the southern most parking area near the southwest corner of the property will require wheel stop curbing to prevent vehicles from driving onto unimproved portions of the property. Per the last approved site plan this area had a landscape island which appears to have been removed. 5. DS 2-02.2.1.7 Provide a setback dimension from the proposed building to the back of future curb along Country Club Rd. 6. DS 2-02.2.1.31 In the tabulations on sheet SD-1 the number of proposed units, 19, is in conflict with the number of units indicated in the parking calculations (23). Clarify. If you have any questions about this transmittal, please call Terry Stevens, (520) 837-4961 C:\planning\cdrc\DSD\T09CM00065.doc |
