RESUBMITTAL REQUIRED: Grading Plan and Drainage Statement

The Grading Plan (GP), Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. The GP cannot be approved prior to the approval of the site plan (T09CM02290).
3. Grading plan clearly marked "GRADING PLAN".
4. Edit Grading notes no. 1 and 15 to reflect that all grading shall be in accordance with City of Tucson Development Standard No. 11-01.0, Excavation and Grading.
5. Add the following note to the grading plan notes:
" "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it.

6. Show Site plan number (T09CM02290) and Grading plan number (T09BU01283) on all sheets per D.S. 2-02.2.1.29.
7. Call out surface paving material.
8. A permit or a private improvement agreement might be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
9. Cut or fill slopes require a 2' minimum setback from property line.
10. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line).
11. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme.
12. There is a discrepancy between the Site plan and the Grading plan pertaining to area west of the building. This area is shown on the site plan as an area to be depressed 6" for water harvesting and on the Grading plan as being sloped. Coordinate the Site plan with the Grading plan. The landscaping plan only calls out tree wells as the form of water harvesting. The entire area shall be depressed to satisfy this comment.

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS.
2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
4. Show the project address or administration address on the cover sheet of the DS.

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. We cannot verify that the grading plan is in compliance with an approved site plan for this site. Please provide one copy of the stamped approved site plan with your next submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved site plan. Additional comments may be forthcoming.
