03/30/2010 | LAITH ALSHAMI | ENGINEERING | REVIEW | Denied | Laith Alshami, Engineering and Floodplain Review, 03/30/2010 Mountain Vail Estates, Part G, Lots 339 thru 345 and 385 thru 501, C.A. "B" Grading Plan Comments: 1- The Geotechnical Report shall recommend the required setback from existing/proposed slopes whether they are created by a cut or a fill. Verify compliance with the Soils Report recommendation. 2- Provide construction easement to work on the adjacent property near Lots 409 wherever applicable. Clarify how the easements will be provided. 3- It appears that the detention basin (between Lots 345 and 388) outlet elevation is lower than the Atterbury Wash 100-year water surface elevation, which might cause the basin not to operate properly. Show the erosion hazard setback line, on the Grading Plan, and revise the basin design to address the previously mentioned concern. 4- Show the Atterbury Wash cross section number on Sheet 5 of 8. 5- Revise the Wash cross section with overlapping information on Sheet 5 of 8. 6- Show the post development 100-year water surface elevations on Sheet 5 of 8. SWPPP Comments: 1. Show on the SWPPP exhibit possible locations for on-site waste storage or receptacles, borrow areas, or other supporting activities (Part III.C.3.e). If you have any questions, Laith Alshami may be reached at 837-4933 or Laith.Alshami@tucsonaz.gov |
03/30/2010 | DAVID RIVERA | ZONING | REVIEW | Denied | 03/30/2010 Development Services Department Zoning Review Section David Rivera Principal Planner Comments: 1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time. 2. While zoning acknowledges that the grading plan is in substantial zoning compliance as it relates to the Zoning review purview, with the approved version of the tentative plat, the grading plan cannot be approved at this time. Prior to Zoning approval the Engineering and Landscape Sections must approve the grading plan. 3. On the index drawing on sheet one of the grading plans, relabel the common area labeled as CA-B to CA-C. The location in question is the common area adjacent to lots 385 thru 401. |
