SUBJECT: Sunnyside Pointe, PIA T08PI0010, I-2008-011

PROJECT REVIEWER: Richard Leigh, DOT, Permits and Codes Section

RESUBMITTAL REQUIRED: Permits and Codes Section has reviewed the PIA Plan and does not recommend approval of the PIA Plan at this time. The following comments need to be addressed in the next submittal.

1. Show all proposed improvements and easements within the 1st Avenue ROW and Nebraska Wash in a plan view.

2. Why is curb and sidewalk not being provided along the subdivisions frontage on First Avenue per Development Standard 3-01.3.3?

3. Provide complete details for proposed manhole junction structure located Sta. 29+69.24, 22.59' RT (First Avenue). The detail must provide enough information to construct the structure.

4. Provide roadway hydraulic capacity analysis and calculations for sizing the rip-rap pads within the Nebraska Wash.

5. Provide additional details for the proposed headwalls and wing walls at the storm drain outlets within the Nebraska Wash. The detail must provide enough information to construct the structures.

6. Lighten or remove shading used for new pavement.

7. Provide a dimensioned detail for the proposed modified catch basins. The detail must provide enough information to construct the structures. Catch basins with a single pipe outlet will need to be modified to accommodate a 30" reinforced concrete pipe.

8. Indicate a minimum 2' buffer between the right-of-way/property line and the top of slope of the proposed onsite basins.

9. Show all private storm drain pipes located within the public rights-of-way. Additionally, manholes will have to be provided within the public rights-of-way for locating purposes.

10. Private drainage easements will have to be obtained for the proposed storm drain pipe within the public rights-of-way. The proposed storm drain is part of the subdivisions stormwater retention detention system and therefore it is the HOA's responsibility to maintain.

11. Provide barricade railing along the backside of the sidewalk scupper located at Sta. 7+30.75, RT, (Emma Marie Street).

12. Include the following paving notes in plan set:

· Pipe bedding shall conform to PC/COT Standard Detail 108.

· Aggregate Base Course shall conform to PC/COT SSPI Section 303

· All concrete shall conform to PC/COT SSPI Section 1006, Class S, 3,000 PSI compressive strength at 28 days, unless otherwise specified.

· Pavement Section Design documentation, are in accordance to the approved Geotechnical Report, Report Name and Firm Name, Project Number.

· All Drainage Infrastructures, indicated on the plans, are in accordance to the approved Drainage Report approved by Development Services Department.
