COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The following comments have not been addressed. DS 2-02.2.1.2 A search of Pima County records indicates there are seven tax parcels that constitute this site. A tax parcel lot combination will be required to create a single parcel. Provide a copy of the tax parcel combination for review.

Provide on the site plan the legal description of the parcel.

2. This comment has not been completely addressed. DS 2-02.2.1.4 On the location map provide the location of jurisdictional boundaries, and it does not appear that River Road and the Rillito River are indicated correctly. Revise.

3. This comment has not been completely addressed. DS 2-02.2.1.5 Provide lot dimensions and bearings.

4. DS 2-02.2.1.9 Provide a detail of the class two bicycle parking areas, including dimensions, type of rack, access aisle, surfacing materials, etc. See DS 2-09 for criteria.

This site is full code compliance, therefore the existing single pipe bicycle racks are not allowed and must be replaced.

5. This comment has not been completely addressed. DS 2-02.2.1.11 Clearly dimension the widths of all existing and proposed PAALs. Minimum width of a two way PAAL is 24'.

Provide wheel stop curbing or barriers to prevent vehicles from driving onto unimproved portions of this site. The header detail indicated on detail 2 sheet L-21 does not meet the minimum 6" above the paving in order to constitute a barrier.

The area indicated as "horse trailer parking" is considered a vehicle use area and is required to be paved, concrete or chip sealed. Decomposed granite does not meet this requirement. Provide wheel stop curbing or barriers to prevent vehicles from driving onto unimproved portions of this site in this area also.

6. This comment has not been completely addressed. DS 2-02.2.1.12 Provide a pedestrian circulation path to all proposed structures (ramadas) and to the proposed "horse trailer parking area".

Clearly indicate the minimum required sidewalk width of four (4) feet for the pedestrian circulation path.

7. All requested changes are to be made to all applicable sheets. Some changes have been made to sheet L-3 but have not been made to sheets L-5, L-6 nor to the landscape plans.
