Tucson Blvd. Site Plan TRANSMITTAL DATE: 12/23/08 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-02.2.1.2 A search of Pima County records indicates there are seven tax parcels that constitute this site. A tax parcel lot combination will be required to create a single parcel. Provide a copy of the tax parcel combination for review. Provide on the site plan the legal description of the parcel. 2. DS 2-02.2.1.4 On the location map provide the section corners, location of jurisdictional boundaries, and it does not appear that River Road and the Rillito River are indicated correctly. Revise. 3. DS 2-02.2.1.5 Provide lot dimensions and bearings. A minimum 12 point font size is required for legibility through out the entire plan. Sheets L-1 thru L-4 4. DS 2-02.2.1.6 Provide distances from property lines for all proposed structures. Provide dimensions and height of all proposed structures. On the site plan. 5. DS 2-02.2.1.31 This property has split zoning, R-1 and SR. Clearly indicate the line between the different zoning on the site plan. The existing use, development designator, and subject to sections of this site has two different development designators. Change the use to the more restrictive SR or provide both uses and development designators with subject to sections for the R-1 and the SR zones. The perimeter yard indicator for Recreation use in a SR zone is FF. Revise and comply with the required setbacks for the 20' in height restroom building. Minimum setback from the west property line is eighty (80) feet. 6. DS 2-02.2.1.8 Provide a dimensioned detail of the proposed standard parking space with location of the indicated wheel stops. In the parking calculations provide the number of required parking spaces. 7. DS 2-02.2.1.9 Provide location of the existing and proposed class two bicycle parking spaces. Provide in the calculations the number of required bicycle parking spaces. 15% of the provided number of vehicle parking spaces. Provide a detail of the class two bicycle parking areas, including dimensions, type of rack, access aisle, surfacing materials, etc. See DS 2-09 for criteria. 8. DS 2-02.2.1.11 Clearly dimension the widths of all existing and proposed PAALs. Minimum width of a two way PAAL is 24'. Provide wheel stop curbing or barriers to prevent vehicles from driving onto unimproved portions of this site. The header detail indicated on detail 2 sheet L-21 does not meet the minimum 6" above the paving in order to constitute a barrier. The area indicated as "horse trailer parking" is considered a vehicle use area and is required to be paved, concrete or chip sealed. Decomposed granite does not meet this requirement. Provide wheel stop curbing or barriers to prevent vehicles from driving onto unimproved portions of this site in this area also. 9. DS 2-02.2.1.12 Provide a pedestrian circulation path to all proposed structures (ramadas) and to the proposed "horse trailer parking area". Clearly indicate the minimum required sidewalk width of four (4) feet for the pedestrian circulation path. 10. DS 2-02.2.1.20 If applicable provide the location, size, and purpose of any proposed or existing easements together with recording docket and page information. 11. DS 2-02.2.1.32 Contact the engineering reviewer for this site for requirements for a trash enclosure, if any is required. 12. DS 2-02.2.2.6 Provide expansion calculations for the vehicular use area. If the expansion is greater than 25% full code compliance for the entire site will be required.
