This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for a commercial site. 2. Prior to approval of this site plan by Zoning the lot split/subdivision issues must be resolved for this parcel and the parcels adjacent to the north. Provide written documentation for the approval of the above issues. 3. An approved Development Standards Modification Request (DSMR) is required prior to approval of the site plan. Once/if the DSMR is approved provide on the site plan; DSMR Number, Date of Approval, and Any Conditions of Approval. This comment was not addressed. Provide a pedestrian circulation path/accessible route between Unit 2 & 3. This pedestrian circulation path/accessible route must be provided on site. D.S.2-02.2.1.A.12 Per D.S. 2-08.3.1 within all development, a continuous pedestrian circulation path/accessible route is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. The areas within the development which must be connected include, but are not limited to, all buildings. This said provide on site a continuous pedestrian circulation path/accessible route that connects all buildings. 4. D.S.2-02.2.1.A.7 Based on the wall height shown under Keynote 5, 23'-10", and LUC Section 3.2.6.5.B, the required 4th Avenue street perimeter yard for Unit #1 is 23'-10" measured from the back of curb.
