COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for a commercial site.

2. Prior to approval of this site plan by Zoning the lot split/subdivision issues must be resolved for this parcel and the parcels adjacent to the north.

3. It does not appear that all text on the plan meets the minimum 12 (0.12) minimum text size.

4. Provide building elevations so that all setbacks can be verified.

5. D.S.2-02.2.1.A.7 The following comments are in regards to the street setback for E. Sahuaro Street:
Based on LUC Section 3.2.6.5.B developing area setbacks, a setback of twenty-one (21) feet or the height of the proposed exterior building wall (H), in all circumstances, the greater setback resulting from the alternate measurement is required, this setback is measured from the nearest edge of travel lane.
Remove the "17'-5" FRONT SETBACK" from the plan as this is shown incorrectly.
Remove the "21'-0" ALLOWABLE SETBACK" and setback dashed line.
Provide a dimension from the nearest edge of travel lane, along Sahuaro St., to the southeast corner of the proposed "GABLED ENTRY CANOPY" on "UNIT #1".
Provide a dimension from the nearest edge of travel lane, along Sahuaro St., to the southeast corner of the eastern most "DORMER".

6. D.S.2-02.2.1.A.7 The following comments are in regards to the street setback for 4th Avenue:
Based on LUC Section 3.2.6.5.B developing area setbacks, a setback of twenty-one (21) feet or the height of the proposed exterior building wall (H), in all circumstances, the greater setback resulting from the alternate measurement is required, this setback is measured from the back of curb.
Provide a dimension from the ridge point perpendicular to the back of curb along 4th Ave. from all proposed units.
Provide a dimension from the proposed covered porch, on "UNIT #3" perpendicular to the back of curb along 4th Ave.

7. D.S.2-02.2.1.A.7 Based on the "TOP OF DORMER ROOF HEIGHT@21'-4", provided under keynote 4, it does not appear that "UNIT #3" will meet the required setback to the north property line.

8. D.S.2-02.2.1.A.8 Per D.S. 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from overhanging adjacent sidewalk areas. This said provide some type of barrier to prevent vehicles from overhanging the sidewalk along the north side of "UNIT #2".

9. D.S.2-02.2.1.A.8 Provide a typical parking space detail for a standard parking space. Per D.S. 3-05. 2.3.C.2 & D.S. 3-05.0 Figure 5 show wheel spot curbing along with a dimension for its location.

10. D.S.2-02.2.1.A.8 Per D.S. 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from overhanging adjacent unpaved areas. This said there does not appear to be any barrier or curbing along the south side of the entrance parking area access lane (PAAL) and adjacent parking space.

11. D.S.2-02.2.1.A.12 Per D.S. 3-05.2.2.D provide a minimum distance of three (3) feet between the back of spur, located at the west end of the parking and the property line.

12. D.S.2-02.2.1.A.12 Per D.S. 2-08.3.1 within all development, a continuous pedestrian circulation path/accessible route is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. The areas within the development which must be connected include, but are not limited to, all buildings. This said provide on site a continuous pedestrian circulation path/accessible route that connects all buildings.

13. D.S.2-02.2.1.A.13 If applicable show the location, type, size and height of existing and proposed free standing signage or billboards on the site.

14. D.S.2-02.2.1.A.19 Provide a dimension for the travel lane along E. Sahuaro Street.

15. D.S.2-02.2.1.A.20 If applicable show all easements of record, along with the recordation information, docket and page, on the plan.

16. D.S.2-02.2.1.A.28 Provide the existing zoning of the adjacent parcels across the streets on the plan.

17. D.S. 2-02.2.1.A.31 Show the existing and proposed use on the plan. The proposed use should be shown as "FAMILY DWELLING, MULTI FAMILY, "K", SUBJECT TO: SECTION 3.5.7.1.F".

The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Depict all wheelchair ramps per the current development standards.
3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The svt's are not drawn properly. See the redlines for direction.
4. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
5. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
6. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
7. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.

16. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
17. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
18. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
19. List the consulting engineer and the owner/developer on the plans with the pertinent information.
20. Add note: "Depress all landscaped areas 6" maximum for water harvesting". Provide depressed areas for water harvesting.
21. "A grading permit will be required for this project. Submit 2 sets of grading plans, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to the site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS.
2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
4. Show the project address or administration address on the cover sheet of the DS.
5. If applicable, add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DS.
