Park Ave. T08CM02888 Site Plan (1st Review) TRANSMITTAL DATE: September 8, 2008 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the expanded cell site and for the restripe of the parking area. 2. Provide a copy of the stamped approved site plan from the Special Exception Section, Michael Wyneken, with your next submittal. 3. D.S.2-02.2.1.A.5 Provide the lot dimensions and bearings on the "OVERALL SITE PLAN" sheet A-1. 4. D.S.2-02.2.1.A.7 Based on the provided last approved site plan for the existing cell site, the wall enclosure for the existing site was allowed to be 6'-0". Per the provided "ENLARGE LEASE AREA PLAN" the existing and proposed wall is 6'-8". As the existing and proposed wall exceeds the allowed height of 6'-0" a Design Development Options (DDO) for setbacks is required. Per LUC Section 3.2.6.4 Perimeter Yard Width Matrix, Perimeter Yard Indicator "CC", the required setback is ten (10) feet or three-quarters (3/4) the height of proposed exterior building wall, the greater of the two dimensions prevails. This said the required setback from the north and east property line is ten (10) foot, zero (0) provided to the north property line and it appears that two foot two inches (2'-2") provided to the east property line. The DDO must be approved prior to approval of this site plan. 5. D.S.2-02.2.1.A.7 Provide a setback dimension from the existing and proposed wall to the east property line. 6. D.S.2-02.2.1.A.8 Provide a detail for both a handicapped and standard, perpendicular and angled, vehicle parking space on the plan. On the angled vehicle parking space detail provide the following dimensions: 'A' Parking Angle, 'B' Space Width, 'C' Space depth, & 'E' Curb Length. 7. D.S.2-02.2.1.A.8 Show the required handicapped vehicle parking spaces on the plan. Per International Building Code (IBC) Table 1106.1, two accessible vehicle parking spaces are required, one being van accessible. 8. D.S.2-02.2.1.A.11 Provide a PAAL width dimension from the proposed enclosure to the angled parking. 9. D.S.2-02.2.1.A.11 Provide a PAAL width dimension from the angled parking to the perpendicular parking located to the east of the angled parking. 10. D.S.2-02.2.1.A.11 The eastern most proposed "NEW SWING GATES AND PAVING FOR ENTANCE" appears to encroach into the east parking space. This gate cannot encroach into the parking space and when open cannot obstruct any parking space. 11. D.S.2-02.2.1.A.28 Provide the existing zoning of the parcel and adjacent parcels, including those across streets and alleys. 12. The proposed striping of parking spaces does not allow enough room for vehicle parking in the area adjacent to the east property line where there is an existing tree located within the proposed parking spaces. Revise striping to allow for a planting area for this tree. Note that an unpaved area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree. LUC 3.7.2.3.A.1.c, DS 2-07.2.2.A.2.e 2. Provide a separate landscape plan and irrigation plan showing the types of trees (using both common and proper names) existing, and transplanted on site. Include irrigation system specifications, design, and layout per DS 2-06.5.4.A and 2-06.5.4.B to show how irrigation to transplanted tree location will be accomplished. Also, indicate use of water harvesting by showing flow to new planter areas around single trees from vehicular use area or roof area. LUC 3.7.4.3.B 3. The Assessor's Records indicate that the site is made up of two parcels which must be combined. Provide documentation, including both the Assessor's parcel combo form and recorded lot combo covenant indicating that the two lots have been combined.
