COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.



1. The following can be used as zoning comments for application for the DDO. Contact Michael Taku @ 837-4963 for further submittal requirements for a DDO.

DS 2-02.2.1.7 This project does not meet the requirements for setbacks as per LUC 3.2.6.3. On cul-de-sac and eyebrow front lots, the minimum street perimeter yard depth may be measured from a straight line drawn between the front lot corners, rather than measured directly from the curved front property line, except as provided in Sec. 3.2.6.5.B.2. In no case, however, shall the minimum street perimeter yard be reduced in excess of fifty (50) percent by this alternative measurement.

Based on dimensions shown on the site plan the minimum required setbacks from the street property line to the cantilevered canopy is twenty seven (27) feet. Owner is proposing a setback of eleven (11) feet.

Based on dimensions shown on the site plan the minimum required setbacks from the street property line to the building is twenty five (25) feet eight (8) inches. Owner is proposing a setback of seventeen (17) feet.

A Design Development Option (DDO) is required.

If the DDO is approved, provide on the site plan the DDO case number, date of approval, and any conditions of approval.

2. Per DS 3-05.2.3.C.1 vehicle use areas are required to have wheel stop curbing or barriers in order to prevent vehicles from driving onto unimproved portions of the property. Along the west side of the rear porch area wheel stops or curbing will be required as it appears the slab for the porch area is flush with the adjacent grade.

6. Provide calcuations for Vs (Equ 3.4) and Vs (Equ 3.5) called out in table for Detention/Retention Volume Estimates.
7. Provide a site plan (On-Site Exhibit) that clearly shows the location of all proposed detention systems, including location, size and type of inflow and outflow structures. Include flow arrows and drainage divides and label on plan. 8. Provide detail of revised basin configuration. Basin side slopes: continuous uniform slopes shall not exceed 20 percent of the basin perimeter. Remove wall from within detention basin.
A. Natural looking basins are required within the City of Tucson.
B. Multiuse: Requires Less than 3 feet deep; maximum 2:1 for protected side slopes and 3:1 for unprotected slopes.
9. Provide Summary and Conclusion.
10. Either explain/verify that HEC represents what is being identified in the table for detention. Detention basin outflow = 5.08 cfs per Stormwater Basin Routing Summary. However, it appear the the HEC model is providing 1 cfs as the Routing Summary. Please check and/or explain difference.
