Landscaping is required along retention basin side slopes, bottom and periphery. Plant materials used in basins shall withstand periodic inundation. A minimum of 20 trees per acre must be provided, 33% of tress shall be 24" box or larger. A minimum of 2 shrubs for each tree is required per DS 10.01. Revise landscape plan to include basin(s) treatment. 2. The planting plan and layout calculations will include both the proper and common name of each type of plant material. Indicate genus and species of Bird of Paradise. 3. Include site visibility triangles on the site, grading, and landscape plans. Any screen higher than thirty (30) inches must be located outside of the sight visibility triangle LUC 3.7.3.4 4. Missouri St. Site Plan TRANSMITTAL DATE: 6/25/08 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-02.2.1.6 Provide dimensions for the foot print of the building on the site plan. Is the entrance canopy a cantilevered structure? If the canopy has supporting posts then the building setback is measured to the columns. If there are not supporting posts for the canopy then the canopy can encroach into the required setback 2' max. Clarify. 2. DS 2-02.2.1.7 This project does not meet the requirements for Developing Area setbacks as per LUC 3.4.6.5.B. This site must comply with LUC 3.4.6.5.A which requires a street setback of 20' or 1 ½ times the height of the structure which ever is greater. As indicated on this plan this structure would require a setback of 30' from the street property line. Review LUC Sec. 3.2.6.3 in regards to method for measuring setbacks in a cul-de-sac which may be of benefit for this project Revise dimensions and notes to comply. A Design Development Option (DDO) can be applied for to reduce the required setback. 3. DS 2-01.2.1.8 Provide wheel stops at all parking spaces in order to prevent overhanging the sidewalk and thus limiting the sidewalk to less than 4'. If a sidewalk is installed with a minimum width of 6'-6" the wheel stops will not be required. The handicap parking spaces are indicated in the detail as 20' in depth. On the site plan they are indicated as 18' in depth. If 20' in depth is correct this will limit the PAAL to less than the required 24' width. Clarify. Note: the handicap parking spaces are not required to be 20' in depth. 4. DS 2-02.2.1.9 The plan view detail of the proposed class 2 bicycle parking spaces is incorrect. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. Revise. 5. Ds 2-02.2.1.10 Provide sight visibility triangles. See engineering comments. 6. DS 2-02.2.1.11 The backup spur located at the north west corner of the property is required to be a minimum of 24' in width. Revise. Per DS 3-05.2.3.C.1 vehicle use areas are required to have wheel stop curbing or barriers in order to prevent vehicles from driving onto unimproved portions of the property. Missing at the vehicle use area along the east side and the area at the rear of the building. 7. DS 2-02.2.1.13 Indicate the locations and types of proposed signs (wall, freestanding, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also indicate if there are existing billboards on site. Billboards will be required to meet all LUC requirements as stated in LUC Sec. 3.5.4.26. If none exists please state so. 8. DS 2-02.2.1.18 Provide on the plan the name of the street located at the north of the property. 9. DS 2-02.2.1.25 If applicable, provide proposed lighting layout and type. 10. DS 2-02.2.1.31 In the proposed use note provide the LUC subject to section: "subject to: 3.5.9.3" after the Heavy Equipment Sales. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the site plan. Site Plan: 1. Please label lot dimensions and bearings per D.S. 2-02.2.1.5 2. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.6. 3. Show and label all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. 4. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12. 5. DS Sec.2-02.2.1.A.14: Provide (label and dimension) the required onsite maneuvering area for the loading zone that is shown on the site plan. The maneuvering area has to be provided onsite for the loading zone.
