This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Show the Inclusive Home Design for the City of Tucson rather than Pima County and change the IRC reference as 2006 rather than 2003, sheet 2. SITE PLAN: 1. Indicate the location of the water and electric lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Note that grade away from foundations shall fall min 6" within the first 10', R401.3. 2. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. 3. Show the 6" minimum foundation height above finished grade, R404.1.6. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 2. Show weep screeds with a minimum clearance 4" above grade or 2" above paved 3. Provide roof scupper openings with a width (6" min) equal to the drain circumference required for the area served (3 inch/hour rainfall rate), UPC Table 11-1. PLUMBING PLANS: 1. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. 2. Provide water pressure range, developed length, and diameter of water lines between the meter to the furthest fixture, UPC 610.8, Table 6-6. A developed length greater than 100' may require a 1" service pipe. 3. Revise the fixture unit value shown for lavatory and hose bibb, UPC Tables 6-5. 4. Each dwelling unit requires an individual accessible water supply shut off, UPC 605.3. 5. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5' (all drains with a sink) UPC 707.4 and kitchen sink area UPC 707.4 W/ State amendment. MECHANICAL PLANS: 1. Show a means of make-up air to the laundry closet (outside duct, louvered or undercut door), M1307. 2. Show the kitchen exhaust fan minimum 100 CFM rating, M1507.3. 3. Provide return air duct size for the heat-pump tonnage, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). State the heat-pump tonnage. ELECTRICAL PLANS: 1. Revise the small appliance circuits at the kitchen countertop receptacle outlets with 2O AMP breaker protection (circuit #17 & 18), E3603.2 and E3801.3 through E3801.4.5. 2. Designate the circuit number at the location of each attached device (circuit #13), E3603.5. 3. Provide exterior outlets with GFCI protected E3802.3. 4. Revise the laundry room (washer) circuit with 2O AMP breaker protection (circuit #15), E3603.3 and 3801.8. 5. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations including the other dwelling. 2. Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. RES check may be used for calculating compliance with other values. Select the location of Pima County rather than Pima (City). Pima County is found at the end of the list for the State selection.
