The parking calculations provided based on 1 space per 100 sq. ft of GFA is incorrect. The parking calculations for this site is based on shopping center criteria. 1 space per 200 sq. ft. of GFA is the correct ratio. Revise calculations on sheet C-1. 2. Provide wheel stop curbs at the front of the handicap parking spaces along the west side of the proposed building. Required because of the pedestrian circulation path being flush with the asphalt. Provide location on detail A-C4 and on the site plan. Clearly indicate the minimum 2'-6" distance from the front of the parking space. 3. These comments are minor in nature and can be reviewed over the counter by setting an appointment with me. Please provide a detailed and dimensioned Architectural Site Plan. 3. The Connection to the building complex Accessible Route pedestrian way: a. The fartest North island ramp with a detectable warning strip has a conflict with a site storm drainage concrete swale and the acessible route pathway. Please correct b. The most Southerly ramp and dectable warning strip is not compliant with ICC/ANSI 117.1, Section 406.11. c. The designed access to the building complex accessible route is rather complicated and lenghty. Please reference suggested alternative sketch show on plan. 4. All the Dectable Warnings provided in front of the accessible is not required by code. 5. Accessible Parking layout shown on C-3 is not as per detail on sheet C-4. Please coordinate. 6. The detectable warnings at the loading sidewalk ramps on the South side of the building are not required by code, Owner Option. 7. Provide concrete wheel stops for all accessible parking spaces. 8. Bottom of all main signs to be 7'-0" to finished grade. 9. All Detectable Warnings as required, need be only 2' deep. |
