Freeway T08CM00660 Building Plan (2nd Review) TRANSMITTAL DATE: May 13, 2008 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of revised accessibility. 2. Zoning acknowledges the receipt of the last approved site plan but due to the re-strip and modification of site, a site review is required. Provide a site plan with a fully dimensioned parking layout and submit for site review. On the last approved site plan there is a fenced trash area on the east end of the Mech. Equip. Building and a fenced cooling tower area on the west end of the Mech. Equip. Building that are not shown on this plan please clarify. Based on the most current aerial photos there is no trash enclosure on site and one is required. If the cooling towers have been removed and the use of this building has changed please clarify. Additional comments may be forth coming once a fully dimensioned site plan has been submitted. Due to the proposed restriping of existing parking a site review is required. Submit a site plan showing all fully dimensioned parking layout for site review. Include the proposed ADA changes. Provide a copy of the last approved site plan with this submittal. 3. Based on the last approved site plan there are 112 rooms not 111, please clarify. It appears that the proposed site changes may affect the number of vehicle parking spaces on site. Provide a vehicle parking space calculation on the plan that shows the number of required and provided vehicle parking spaces. 4. Based on the number provided on the plan (10 parking spaces) one of the parking spaces is located behind this striped area. Either remove the striped area or strip both spaces shown on the plan as no parking and revise the parking calculation accordingly. There appears to be a striped pedestrian circulation shown along the building located near the southwest corner of the site that runs behind two (2) vehicle parking spaces. Per D.S. 2-08.2.4.1.F a sidewalk or pedestrian refuge areas may not be located between any motor vehicle parking space and the PAAL providing access to that space. Please clarify. 5. D.S 2-02.2.1.12 It is unclear how the relocated accessible parking, north side of the building, gains access to the pedestrian circulation/accessible route, please clarify. 6. D.S 2-02.2.1.12 Based on the most current aerial photos there is a landscape island, located near the northeast corner of the existing building, not shown on this plan that appears to encroach into the required twenty-four (24) foot parking area access lane (PAAL). Show this landscape area on your plan and provide a dimension. 7. Again this site requires a site review due to the changes in parking layout, not a tenant improvement. Additional comments may be forth coming depending on how each comment has been addressed.
