SUBJECT: Country Inn Hotel Grading Plan Engineering Resubmittal Review
LOCATION: 665 N Freeway
ACTIVITY NUMBER: T08BU00131

SUMMARY: Engineering has received and reviewed the revised Grading Plan package for review of the Country Inn & Suites Building addition. The plan is not approved at this time. Address the remaining comments:

GRADING PLAN COMMENTS:
1) DS Sec.2-02.2.1.20: Show all easements on the plan with docket and page. On utility sheet, clarify the individual utility lines. If there are any fiber optic lines must be identified and notated. Specifically, provide the Dkt and pg for the 20-ft water easement on sheet 6.
2) On sheets 5 and 6, delineate and clarify the Grading limits to match the SWPP and incorporate the 2-ft offset from boundary limits.
3) The Stormwater Pollution Prevention Plan (SWPPP) does not meet the minimum requirements of the AzPDES Construction General Permit (CGP). Revise the SWPPP according to these remaining comments:
a) Label receiving waters on a plan view map in report or on exhibit. On exhibit if a map is not provided labeling receiving waters. Provide a general note on the SWPP exhibit.
b) On SWPPP exhibit sheet address the following comments:
i) Revise the construction entrance to begin at edge of impervious surface such as pavement or concrete at edge of property for a minimum of 50-ft.
c) For inspection purposes, please fill out the enclosed "AZPDES - Posting Requirements" green sheet, and post at construction entrance of the site at beginning of construction activities and maintain this posted document throughout project construction.
4) Resubmittal is required. Submit the resubmittal package to the permit clerks under T08BU00131 including:
a) 2 copies of the revised grading plan.
b) 2 copies of the revised SWPPP
c) 2 copies of Geotechnical report and any addenda.
d) 2 copies of revised drainage report.

Comments:

1. The grading plan has been reviewed by Zoning Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the DSD approved and stamped site, landscape, and NPPO plans with the next grading plan submittal.

3. Revise the Handicap post and sign detail on sheet C2 per the attached redline.

4. A retaining wall may be constructed up to a maximum height of ten feet without a variance. When a retaining wall is constructed to the maximum of ten feet and an additional fence or screen wall is proposed on top of the retaining wall and the is next to the property line a variance will be required. The additional fence or screen wall may be constructed next to the retaining wall no closer than two feet without a variance. In addition the wall may not be constructed or approved if the wall is within a sight visibility triangle. Please demonstrate on the grading plan all locations where the 10 feet of retaining with fence or screen wall is proposed. Please revise as required or if a variance is to be processed the grading plan will not be approved until the variance is approved through the Board of Adjustments.

5. Add a detail drawing for the class two bicycle parking facility. The dimensioned detail drawing must be specific to the location of the facility. The drawing should include the type of rack to be used and the number of bicycles the rack supports.

6. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved and stamped site plan. Additional comments may be forthcoming.
