This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site due to a change of use. 2. This comment was not addressed. Per the most recent aerial photos the footprint of the existing structure shown on the plan does not match what the aerial photos show. Please clarify. 3. This comment was not addressed. Per the most recent aerial photos provide documentation, a copy of the last approved site plan that approves the addition that has been added to the north side of the existing structure. 4. As it appears that Sheet SI-02, Zoning Plan, is the site plan provide the requested dimensions on Sheet SI-02.D.S. 2-02.2.1.A.6 Provide overall dimensions for the existing structure on the plan. 5. This comment was not addressed. D.S. 2-02.2.1.A.8 The dimension for mounting height of the handicapped sign is incorrect. The 7'-0" dimension should be from the bottom of the main sign, not the van accessible sign. 6. D.S. 2-02.2.2.A.2 Once the floor plan is clarified, see comment 2 above, the gross floor area can be verified. 7. D.S. 2-02.2.2.A.4 Once the building gross floor area is clarified, see comment 21 above, the parking calculation can be verified. 8. Per Sheet SI-01 it appears that some demolition is planned to the northwest corner of the building, a demolition permit is required. Comments 2, 3, 6 & 7 will be addressed once the demolition permit has been approved. 9. Ensure that all changes to the site plan are reflected on the landscape plan. 10. Engineering Division does not recommend approval of the site plan or drainage statement at this time. Please address the following review comments prior to the next submittal. Site Plan: 1. It is difficult to know if the items have been addressed. Ensure that a response letter to the comments along with the corrected copies of the Site Plan is submitted with next review. 2. DS Sec.2-02.2.1.A.11 & DS Sec.3-01.3.2.C: Depict curb returns for MS&R and label 25-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at the driveway entrance along 22nd Street. The curbs should be constructed at the edge of pavement OR get approval from Transportation Department. 9. Revise the driveway location to meet the requirements per City of Tucson, Transportation Access Management Guidelines, Guideline 5.4.1 states entrance and exit drives crossing arterial and collectors are limited to two per three hundred feet of frontage along any major roadway. The nearest pavement edges spaced at least eighty feet apart. Guideline 5.4.1 states a minimum of one hundred and fifty feet, measured at curbline, shall separate the nearest pavement edge of any entrance or exit driveway and the curbline to any signalized intersection with arterial and collector roadways. For curbside pickup a letter of approval will be required from COT Environmental Services and a Development Standard Modification Request (DSMR) may be required prior to site plan approval. Identify the 100-year floodplain boundary per the City of Tucson Flood Hazard study performed by J.E. Fuller and Associates. Provide the date of the study along with the title of the report. In addition, provide information from the previous study including but not limited to a floodplain boundary map and an aerial photograph that shows the location of the property and all offsite/onsite floodplains to ensure that they do not affect the proposed building.
