This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. I. GENERAL REQUIREMENTS: · Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. · As of June 13, 2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. The plans should reference these codes, or appeal to the Building Official for IRC plumbing-design approval. II. FLOOR PLANS: · Openings are not permitted in the exterior wall of a dwelling with a fire separation distance less than 3 feet, R302.2 COT local amendments. (The adjoining building already has openings in their exterior wall requiring a minimum of 3' to a neighboring firewall or 6' to wall with openings.) Remove all openings in the East wall or provide 6' between buildings. · Show the location of attic access min. 22"x30", R807. If the access is located in the garage ceiling, specify the type of door that meets the fire separation requirements, R309.2. III. PLUMBING PLAN: · Plumbing shall comply with 2006 UPC with state amendments (AZ State plumbing code). Remove all references to IRC plumbing design if UPC design is utilized.
