This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. I. GENERAL REQUIREMENTS: · Provide two copies of the corrected set of drawings along with a set of the first submission. All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. II. STRUCTURAL PLAN: · Provide holdown devices with uplift capacities of not less than 1,800 lbs. for alternate braced wall panels, Table R602.10.6. III. ELEVATIONS: · Provide elevation drawings of carport conversion. IV. PLUMBING PLAN: · Provide a gas line isometric and size the supply pipe for the connected demand. Include the BTU demand and length of line to each gas appliance, size and length of each branch, and the total demand and total developed length from the meter to the most remote appliance on the system. UPC 1217.0, 1217.2, & Table 12-7. · Provide water pressure range, maximum developed length, and diameter of water line from the meter allowing for pressure difference in elevation between such source of supply and highest water supply outlet, UPC 610.8, Table 6-5. · Provide a fixture unit schedule (to include existing fixtures) per 2006 UPC Tables 6-5 and 7-3. V. MECHANICAL PLAN: · Verify location of air conditioning unit, and specify whether it is new or existing. VI. OUTDOOR LIGHTING CODE: · Existing outdoor luminaries shall be considered unshielded unless they meet full cut-off fixture requirements, OLC 5.1.2. VII. INTERNATIONAL ENERGY CONSERVATION CODE: · Provide ceiling insulation with a minimum R-value of 30. Note: Framing design may need to be modified to accommodate insulation size. IECC Table 402.1.1.
