Submit NPPO plan containing the following elements:

Native Plant Inventory Methodology:

§ All Viable Protected Native Plants shall be tagged with an embossed metal, or approved equal, inventory number. Tagging is not required in those areas that are to remain undisturbed. If the sampling method is used to estimate Protected Native Plants, only the Protected Native Plants required to be either Preserved in Place (PIP) or Transplanted on Site (TOS) shall be tagged.

§ A list of all Protected Native Plants as designated in LUC 3.8.5 located on the site. Including all Saguaros; all trees with a caliper of at least four (4) inches measured at six (6) inches for single-trunked specimens and twelve (12) inches for multi-trunked specimens above grade level at the base of the tree. All shrubs equal to or greater than three (3) feet in height; all succulents equal to two (2) feet in height or greater; and all cacti. The list shall include the identification number, genus and species, size, and Native Plant Viability and Transplantability Status (see Sec. 2-15.3.2) of all Protected Native Plants on the site shall be listed.

§ An aerial photograph, taken within a maximum of three (3) years of submittal, at a minimum scale of 1" = 60' showing the site's boundaries, the locations of all Protected Native Plants within those boundaries, and the plants' identification numbers keyed to the inventory list in Sec. 2-15.3.1.A.2. Any aerial photograph submitted, which was taken more than one (1) year prior to submittal, shall be accompanied by a letter stating that the site is substantially unchanged from the date of the aerial photograph.

Ensure that all changes to the NPPO are reflected on the landscape plan.

1) I acknowledge the site plan comments have all been addressed. What remains is for the Lot split to be finalized under case number S07-152. The lot split review was underway when staff last reviewed the plans. As the lot split has not been finalized and recordation information has not been confirmed by the city, the site plan cannot yet be approved.

To finalize the lot split:
A) ensure legal descriptions have been recorded at Pima County Recorder's office, retain receipt.
B) go to Pima county Addressing to obtain address certificates for all parcels involved with the lot split
C) return to the zoning review counter with 3 copies of the plans used for the split, the legal descriptions, the receipt of recordation, and address certificates.
D) zoning review staff will note the date of recordation in the computer system, stamp the plans approved for the lot split activity, and then place a copy of the documents in records under each respective address involved.

Contact me at Heather.Thrall@tucsonaz.gov to set up an appointment to stamp the site plan once the above is done. Until the SITE PLAN is approved by engineering, mechanical plumbing and fire divisions, the building plans and the grading plans cannot be reviewed nor approved further.

In addition, the grading plans are not approved by zoning until engineering and landscape can approve the grading plans plans.
