| 07/06/2007 | ANDREW CONNOR | LANDSCAPE | REVIEW | Denied | 1. The approved site and landscape plans are required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City per LUC 2.3.5.F. 2. There are situations where the LUC allows up to five (5) feet of the required ten (10) feet of landscaping to be located within the right-of-way. The required landscaping may be located within the right-of-way only if there are no utilities within the same area, the required landscaping area is extended only to the back of sidewalk, and the City Engineer's Office approves such use in the right-of-way. 3. The location of required screens is the property line per DS 2-06.3.7.C. Relocate 5' screen wall as necessary 4. The width of the landscape border is the area between the required screen and the property line; the landscape border width needs to be determined for the purposes of calculating the 50 percent vegetative coverage requirement per LUC 3.7.2.4. The width of the landscape border on the corner of Flowing Wells Rd. and Panama St. is greater then 10' wide. Provide actual width of buffer and appropriate coverage calculations or relocate required screen as necessary. 5. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Additional tree is required for parallel parking spaces. 6. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan. 7. Additional comments may apply. |
