RESUBMITTAL REQUIRED: Grading Plan

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed grading plan for the above referenced property. Engineering Division does not recommend approval of the grading plan at this time. Please address the following review comments prior to the next submittal.

Please include a response letter to the comments along with the corrected copies of the grading plan

Grading Plan:

1. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Call out COT detail in detail description. Provide detail for truncated domes at pedestrian crossings along right of way.
2. Provide dimensions for sidewalks.
3. Provide disturbance area.
4. Provide stripping for the other loading zone adjacent to curb.
5. DS Sec. 2-05.2.4.H.2: Provide the right-of-way (ROW) recordation information for Renaissance Drive.
6. Show grading plan activity number in the lower right hand corner of each sheet per D.S. 2-02.2.1.29.
7. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
8. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match.
9. Add the following notes to the grading plan notes:
ยท "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work."
10. Curb and Gutter elevation include drainage flow with percent slope.
11. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
12. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line).
13. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme.
14. Call out peak discharges entering and exiting the site.
15. Check keynotes 19 and correct accordingly.
16. Truncated domes are to be located at the transition of pedestrian circulation area to a vehicular use area.
