1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming.

The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: GRADING PLAN


1. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal.

2. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match.

3. Provide the grading plan activity number on each sheet in the lower right hand corner.

4. Add a general note; Call for a Pre-construction meeting prior to start of earthwork. To schedule a DSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html

5. Provide sight visibility triangles in the required locations.

6. Indicate cut and fill quantities in cubic yards on sheet C-3.

7. Show roof drainage (flow arrows). DS 2-02.2.1.A.16.

8. The 10-year flow must be contained under the pedestrian circulation at all down spout locations. On the plan provide locations for all roof down spouts and scuppers. Add a note, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS Sec.2-02.2.1.A.16, DS 2-08.4.1.E.

9. If scuppers are utilized the drainage report must provide calculations, scupper details and discussion stating that the 10-year flow will be contained under the pedestrian circulation at all concentrated locations with. DS Sec.2-02.2.1.A.16

10. Show the grading limits on the plan. See the Development Standard 11-01.9. for the required setbacks.

11. Show more finish grades on the plan. Drainage patterns must be readily definable in all areas. DS 2-02.2.1.A.16.

12. Indicate grade breaks. Indicate a grade break symbol in the legend.

13. All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size. The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes. Revise the quantities to be in 12-point font.

14. Provide a cross section through the basin located east of the entrance/exit drive.

15. In addition to the above comment provide a cross section that includes the ROW infrastructure, landscape border, basin, PAAL, parking spaces, sidewalks and building. Provide appropriate labels and dimensions.

16. Indicate the height of the wall on detail A and C shown on C-2.

17. Provide the water surface elevation and the location of the bleed pipe in detail 2 sheet C-4.

18. Provide the percent slope in the bottom of the detention/retention basin that is to be achieved by grading. All basins must be designed to allow positive drainage to the required low flow bleeder pipe and the outlet of the basin. DS Sec.11-01.4.1.C.

19. It is acknowledged description is provided in the site plan keynote 17. However there is not a detail for the outlet of the bleeder pipe. Provide another detail of the outlet for the bleeder pipe and the rock riprap. Also on the grading plan indicate where the detail can be found for the bleeder pipe inlet.

20. Indicate if all rip rap is grouted or utilities fabric filter.

21. Provide cross sections for the east and south side of the property. The cross section should include the property line, some grades, PAAL and sidewalk dimensions, walls, fences, etc.

22. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.

DRAINAGE REPORT COMMENTS

1. If scuppers are utilized the drainage report must provide calculations, scupper details and discussion stating that the 10-year flow will be contained under the pedestrian circulation at all concentrated locations with.

2. The discussion in section "Existing Conditions," of the off site flow (211 cfs) describes 111cfs entering the stormdrain system via a catch basin located just east of the proposed entrance/exit drive. The spreadsheet providing the HEC-RAS data shows river station 3, which is located at the northeast corner of the site is 101cfs, which is not consistent with the discussion. Clarify and revise the documents to be consistent.

3. Clearly indicate in the narrative the datum for the water surface elevations shown on the floodplain map. SMDDFM 2.3.1.4.

The above comment is from the previous site plan review. It is not clear where the datum is referenced. The response letter stated the datum was referenced in the narrative. This could be an oversight on my behalf, however I could not find the reference. If the reference is in the narrative, indicate exactly where this can be found, i.e. page number, section and paragraph number.

SWPPP COMMENTS

1. Once the grading plan is close to approval submit 4 copies of the SWPPP and grading plan.

2. Add a general note; Call for a Pre-construction meeting prior to start of earthwork. 3. Please refer to the enclosed green document "AZPDES - Posting Requirements". This must be post at the construction entrance of the site at beginning of construction activities and maintain this posted document throughout project construction. Be advised this document must be completely filled out upon the time of the pre-construction meeting.

4. The Owner and Operator (1) certification statement needs to be signed prior to approval of the SWPPP. This assures the City of Tucson prior to issuance of a grading permit that there is a designated responsible party for the SWPPP.

5. Provide on the SWPPP site map the chemical storage, non- chemical storage, concrete wash out and general solid waste staging areas.

6. Clearly indicate on the SWPPP site map that the concrete wash out will be 50' from any watercourse or drainage structure.

7. Identify the receiving waters for the project on the location map.
