Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal. 3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved and stamped site plan. Additional comments may be forthcoming. 4. List the site plan activity number in the lower right corner of the grading plan sheets. Also list any DSMR case number, date of approval and conditons that may be applicable. 5. Label on the handicapped parking space detail the maximum allowed slope of 1:48 (2%), per ANSI section 503.4. 6. Truncated domes are required at all access ramps and at areas where the sidewalk is flush and transitions from the sidewalk to the vehicular use areas. This includes at the H.C. access aisle that transitions from the sidewalk onto the aisle. 7. Revise the H.C. Parking sign detail to match the redline copy stamped on sheet C1.1. 8. Please ensure that the grading plan matches teh approved and stamped site plan. 9. Draw and label the gates as shown on the site plan. |
| 03/20/2007 | JASON GREEN | ENGINEERING | REVIEW | Denied | DATE: March 27, 2007 SUBJECT: Lot 111 Airport Run Grading Plan- Engineering Review TO: MPE Attn: Lisa Bowers LOCATION: 3380 E Elvira Rd, T15S R14E Sec16, Ward 5 REVIEWERS: Jason Green, CFM ACTIVITY: T07BU00324 SUMMARY: Engineering Division of Development Services Department has received and reviewed the grading plan, drainage report (prepared by Dowl Engineers, dated 1-30-07), Geotechnical Report with Addendum, and Stormwater Pollution Prevention Plan (SWPPP) for the above referenced property. Engineering Division does not recommend approval of the grading plan at this time. The following items need to be addressed: GRADING PLAN COMMENTS: Be advised that the grading plan can not be approved prior to site plan approval. All comments associated with the site plan must be submitted for review and the site plan must be approved prior to grading plan approval. 1) DS Sec.11-01: Revise General Note #5 to including the verbiage "Grading/Drainage Plan is in conformance with City of Tucson Development Standard 11-01.0 (excavation and grading requirements)." 2) DS Sec.11-01.4.1.C.4: Provide a General Note stating that all walls and retaining walls will require a separate permit for review and approval by all necessary Development Services Departments. 3) Add a general note; Call for a Pre-construction meeting prior to start of earthwork. To schedule a DSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html 4) DS Sec.11-01.4.1.C.7: Revise General Note #4 to provide the dates of the Geotechnical Engineering Report and subsequent addendum's together with the names, addresses and phone numbers of the firms or individuals who prepared the reports. 5) Provide 6-inch vertical curb, wheel stop barriers or bollards for the vehicular use area adjacent to the detention/retention basin and along the west side of the proposed loading zone. Vertical curb, wheel stop barriers or bollards are required at this location to prevent vehicles from encroaching into the proposed basin and landscape areas. 6) DS Sec.11-01.4.1.C.2: Provide property cross section along both east and west property boundaries. Show elevations of property and adjacent properties and all slope recommendations per the geotechnical report. 7) Label existing contours. Provide the basis of bearing and City or County Survey Monument with datum reference for all elevation references. 8) Provide the location of the gate along the west side of the proposed building as shown on the site plan. 9) Revise detail 8 on Sheet C1.1 to correctly call out the referenced Sheet or provide Sheet XX with the grading plan submittal. 10) Revise detail 11 on Sheet C1.2 to call out the correct dimension of 5-feet for the proposed sidewalk as called out in General Note 8. 11) Further comments may be generated upon resubmittal of the site and grading plan. DRAINAGE REPORT COMMENTS: 12) DS Sec.11-01.4.1.C.4: Provide on the grading plan all information associated with the drainage report. The following information must be clarified on the grading plan or the drainage report must be revised to reflect the proposed grading plan: a) Provide drainage arrows for the north portion of the proposed parcel. Provide on the grading plan the percent slope to be achieved after grading. b) Provide ponding limits within the vehicular use area per the Drainage Report Sec 5.2 to verify depth of flow is less than 1-foot per DS Sec.10-01.3.5.2. c) Verify that all basin details and dimensions per the drainage report match the cross-sections shown on the grading plan. Specifically the basin depth dimension shown in details 1 and 2 on Sheet C1.1 will not accommodate the depth of flow within the basin or the outlet bleeder pipes per the drainage report. Label basin side slopes to match the recommendations within the geotechnical report. d) Provide the water surface elevation within the basin or on details 1 and 2 on Sheet C1.1 per the Drainage Report. e) Clarify the basin outlet location on plan view. Detail 2 on Sheet C1.1 shows that the outlet is at the top of berm, however the plan view show the outlet continuous to the property line. STORMWATER POLLUTION PREVENTION PLAN: The SWPPP does not meet the minimum requirements of the AzPDES Construction General Permit (CGP). Revise the SWPPP according to the following comment: 13) CGP Part III: Provide a completed and accurate signed and dated Notice Of Intent (NOI) form from a qualified signatory prior to grading plan approval. 14) Part IV.J.1: The Operator must sign the SWPPP. 15) CGP Part IV.C.6: Revise the location for the concrete truck wash. Clarify if there is sufficient volume within the wash out area to accommodate day to day operations. Relocate the truck wash out area to prevent non-stormwater discharge from draining into proposed detention/retention basin. GENERAL COMMENTS: Please provide a revised grading plan and a revised SWPPP that address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Further comments may be generated upon resubmittal of the grading plan and SWPPP.
