The applicant is authorized to use a portion of the City of Tucson property described as (legal description): COPPER TERRACE LOT 24

1. This permit is for the purpose of construction of an addition to an existing single-family residence within a mapped Special Flood Hazard Area (SFHA), Zone AE, as shown on the Flood Insurance Rate Map (FIRM), Community Panel No. 040076-04019C-1639K, effective date February 8, 1999.

2. The proposed development is impacted by the regulatory floodplain. For purposes of this permit, the following elevation requirements apply:

Base Flood Elevation (BFE) = 2406.0 feet per the National Geodetic Vertical Datum (NGVD '29)
Regulatory Flood Elevation (RFE) = 2407.0 feet per the National Geodetic Vertical Datum (NGVD '29)

The top of the lowest finished floor (FFE) of the addition shall be elevated at or above the Regulatory Flood Elevation (RFE). Service facilities, such as electrical equipment, shall be constructed at or above the RFE and either be placed on flood proof materials or be adequately flood proofed.

Prior to the pouring of the first slab or finish floor installation, a Building-Under-Construction Elevation Certificate, completed and certified by an Arizona Registered Land Surveyor, must be returned to the Engineering Division of the Development Services Department. A hold will be placed on the slab inspection (P2S) until the Elevation Certificate has been returned and approved.

Prior to any final inspections, a Finished Construction Elevation Certificate, completed and certified by an Arizona Registered Land Surveyor, must be returned to the Engineering Division. A hold will be placed on the final inspection (P2F) until the Elevation Certificate has been returned and approved.

3. One three-foot opening is permitted between the existing non-conforming pre-FIRM residence and the proposed addition. If more openings or a larger opening is added, the existing residence must be brought into compliance with the floodplain Ordinance (i.e., lowest finished floor must be elevated to the RFE).

4. Any additional improvements, including pools, block walls and fences, will require a separate Floodplain Use Permit prior to construction.
