The building plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering Section and until all zoning comments or concerns have been addressed. 2. Based on LUC Sec. 3.2.6 and figure 3.2.6.3 the proposed building does not meet setbacks at the northeast end along Speedway Blvd. The proposed wall height show on sheet A3.50 of 30'-4" to plate does not meet the proposed 29'-3 setback shown on the approved development/site plan sheet 3 of 5. The height measurement is from grade to top of the peak, see LUC Sec 3.2.6.3 which makes this setback even great. This issue appears to effect buildings 1109, 1110 and 1111. (This comment maybe used as the DDO comment) 3. A Design Development Option (DDO) will be required if the building elevations are to remain as depicted on the building plan. 4. The proposed, 1st floor, building footprint on the building plans does not match the building footprint shown on the approved development/site plan. The area in question is along the south side of the building. A revised development plan maybe required. Contact Patricia Gehlen @ 520-837-4919 to verify requirements. 5. Zoning will re-review the building plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming.
