Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. Revise the title block on the site plan to show the same address as the permit application, 315 West Irvington Road. 2. The plan is still difficult to read and will not be legible when reproduced or microfilmed for record keeping purposes. Area that is particularly not clear is the vertical curb within the PAAL area and the entrance exit drives. Please revise to clearly show the required information. The landscape plan, sheet L1.1is a good example of line weight. 3. Under the cut and fill notation, spell the word fill correctly. DS 2-02.2.1.A.17. 4. The solid waste enclosure is not visible on sheet C1. Darken the line weight for better visibility. DS 6-01 This comment is from the first review and has not adequately been addressed. Although the line weight is slightly darker the line weight is not dark enough for reproduction. Revise appropriately. (See comment 2) 5. The site plan must outline the long-term basin maintenance responsibility for this development rest with the owner of this facility. It must be clear on the site plan include the name, address and telephone number of the person responsible for the long-term basin maintenance. Revise appropriately. SMDDFM 2.3.1.2.E.1. The above comment is from the first review. In the response comments it states a note has been added to the site plan addressing this. The note has not been provided. Revise the plan as requested with the first review. DRAINAGE REPORT COMMENTS 1. Per SMDDRM, 2.3.1.6.C., a very detailed Drainageway and Detention/Retention Basin Maintenance Checklist and Schedule shall be provided by an Arizona Registered Professional Civil Engineer, which will be followed by anyone performing scheduled and unscheduled maintenance on behalf of the owner(s). A maintenance checklist and schedule shall be provided in the drainage report in effort to clearly communicate the responsibilities involved by the property owner for proper maintenance of retention basins. Include a detailed retention basin maintenance checklist and schedule in the drainage report. This comment has not addressed. Provide the requested information in the drainage report and please see attached document for an example of a basin checklist. |

Irvington Road T06CM05771 Site Plan (2nd Review) TRANSMITTAL DATE: December 14, 2006 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). 2. This comment was not addressed. The site plan is still difficult to read and will not microfiche properly. The entrance PAAL along Irvington Road is not visible on the plan. Also curbing along the entrance PAAL off of Liberty Ave is not visible. Remove all references to demolition from the plan. Please reference sheet L2.1 for the type of line weights need on the site plan. The Site plan is difficult to read due to screening of the line weights. Revise line weights to make the plan more readable. 3. This comment was not addressed. The setback to Irvington Road is not shown on the plan. This setback is measured from the back of future/existing curb. Provide on the plan. D.S. 2-02.2.1.A.7 Dimension the required zoning setbacks all property lines. 4. This comment was not addressed. The provided sign detail does not meet the requirements, see redline. D.S. 2-02.2.1.A.8 Provide a detail for the handicapped vehicle parking space sign. 5. This comment was not addressed. Provide a fully dimensioned layout. D.S. 2-02.A.2.1.9 & D.S. 2-09.0 Provide off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. 6. Zoning acknowledges that the crosswalk was relocated to rectify the safety hazard. Per D.S. 2-08.4.1 this sidewalk must be physically separated from the vehicular travel lane. Revise to provide the physically separation. This can be similar to the access from Irvington. D.S. 2-02.A.2.1.12 The proposed crosswalk crossing the east PAAL presents a safety hazard from cars backing caroused at an angle. Re-aline the crosswalk so that it runs perpendicular to the PAAL. 7. The building square footage list on the site plan is 10,200 S.F., the square footage called out as the GFA and used in the parking calculation is 9,990. Sheet A1.0 of the previously submitted plans and sheet A1.0 of this submittal the floor plan dimensions have not changed. Please clarify how the building square foot changed. Additional comments maybe forth coming. 8. Ensure that all changes to the site plan are reflected on the landscape & grading plan.
