FLOODPLAIN USE PERMIT IS DENIED

RESUBMITTAL REQUIRED: SITE PLAN, FLOODPLAIN USE PERMIT APPLICATION, SITE APPLICATION CARD (WHITE CARD)


1. A second cost estimate of the work involved was submitted to the Development Services Department. This estimate totaled $ 9,048. The original valuation in the Permits Plus System is $ 15,000. The hard copy construction estimate of $ 9,048 should match the original valuation of $ 15,000. The records should match.

2. Improvements to an Existing Nonconforming structure can not exceed 50% of the value of the structure (the full cash value of the structure as shown on the latest assessment rolls of the county assessor). This office can utilize an appraisal from a licensed appraiser for the value of the structure. It is recommended to provide an appraisal of the structure in effort to determine if the construction remodel exceeds 50%.

3. Another solution is to provide an elevation certificate that shows the finish floor elevation (FFE) is one foot above the water surface elevation in a 100 year event. If an elevation certificate shows the FFE of the structure is 1' above the water surface elevation the structure is considered conforming.
